ParticipantThere is a lot of equity to be “liberated” and 401K money to be drained up there in the 92011. Once that runs out the foreclosures will come thick and fast. Wait a couple of years.

ParticipantI have to agree. Prices are definitely on the decline in 92011. For instance 7324 Golden Star
http://www.sdlookup.com/MLS-081002567-7324_Golden_Star_Ln_Carlsbad_CA_92011.has dropped from an original offering price of $1,149,000
based on the sale of 7338 Golden Star on 9/28/2007 for $1,050,000.
http://www.sdlookup.com/MLS-076043755-7338_Golden_Star_Ln_Carlsbad_CA_92011.
To: $875,000-$925,000.
The last comp was a REO 7318 closing on 12/24/2007 for $838,900.
http://www.sdlookup.com/MLS-071089313- 7318_Golden_Star_Ln_Carlsbad_CA_92011.We have seen price declines here and the reporters seem to ignore it! We should see more rapid price declines soon in 92011 as there are several foreclosures currently in the works.

I found examples of homes asking for at least 17% less than the nearest comp just 6-12 months prior in each segments of the market in 92011.

ParticipantIt’s a function of the distribution of the data. Disparate datasets. A couple of the boosters even alluded to it without understanding its significance.
As far as I can tell the U-T editors either didn’t read the reporter’s notes or they did read them and they decided to rewrite the story so they could put that headline up.
