Participantjp, actually, GC’s “ah hah” moment will come in 25 years when home values are finally back to peak bubble pricing. he’ll be, “ah hah, I told you real estate only goes up!”

Participantthe best part is when Jim was asked when was his “ah hah” moment about the bubble.
it is truly unfortunately that some of the most visible and loudest financial folks on the air here in San Diego still haven’t had their “ah hah” moment…

Participantwe love corner homes, typically you are looking at larger side yard, and the added benefit of not having neighbors on both sides looking in.
that said, Essence is a mighty long street with a lot of homes that will use your corner to enter and exit. which essentially wash away the positives of a corner home.
the corner homes of coldwater/esprit or scarsdale/chalon/tradition, on the other hand, have minimal traffic in and out and would be much better.
the main issue remains the price. $600k for something like this is awfully steep. I say $400-450k would be more reasonable. remember the home was sold for $517k in 2003.
afterall, Maybeck in 4S is already down to $604k for 2800 sqft.
17357 EAGLE CANYON PLACE, CA 92127
–List Price: $604,990
–sqft 2797 sqftthe mello roos adds $300 extra monthly, which means you go to the builder with an offer of $550k to offset the mello roos.

Participantexcellent piece.
hopefully Jim’s success will translate to copycats and gradually change the whole industry.
I told him he needed to franchise himself…
