07/31/1998: $407,000Adjusted for inflation, the 1998 sale price of $407k would be $531k. This guy got it within $20k of inflation adjusted 1998 pricing. that is not bad at all.
not to nip pick, but that pool is awfully close to the house, essentially they get no yard at all with that pool in there. then there’s the huge slope in the back. SDR, how much would you discount a house like this vs if it had a good lot without the giant slope?

the home looks nice, but it isn’t that out of the way from civilization, it is right next to those meadow glen or meadow creek homes and near by are those rim rock estate homes.

ParticipantI really have no beef with SEH. I think it is a great community and the elementary and middle school are top notch. as for SMHS improving. I do see that happening as well. But that makes SEH an area with an up and coming high school, not one with a high school with a well established history of excellence.

that is why SEH prices are routinely lower than 4S and Scripps.
Then there’s the distance. you can say hey on a good day going at 85 mph I can get back in 35 minutes, but how long is that going to last. remember recession era traffic is very different than normal time traffic. didn’t we already cover how recession era traffic is about 5-10% lower than normal? the recession is not going to last forever so I would not look at 35 minutes door-to-door as something you can count on 5 years down the line.
