older 4S (south of camino del norte), the rate was 0.5% based on home prices from 2002, so you could have homes with just $2500/year for a 3,000 sqft home.
newer 4S (north of samino del norte), the rate jumped to 0.75% based on home prices from 2006, so you might have homes with $6000/year for that 3,000 sqft home.
Del Sur, rate of course is pegged at 0.9% based on home prices from 2007, so now we are in the $7500/year range for that same 3,000 sqft home.
as for HOA, 4S homes are very uniform, we are looking at $100-150 in general. Del Sur we are looking at $250/month.
So older 4S may not have pool access, but the difference could mean a saving of up to $6800/year in mello roos/HOA cost.
A well done vinyl pool with spa can cost a homeowner ~$30k. that’s 4 and a half years of that Del Sur surcharge.

some of feng shui makes no sense, some actually makes a lot of sense.
for example:
you don’t want to be a house facing the end of a T intersection. why in the world would you want to be a sitting duck for an out of control car going directly into your house.
stove and sink should not face each other. the logistic of it makes no sense. if you have two people in the kitchen, they’ll most likely be at the stove and at the sink, they’ll be bumping into each other to no end.
mirror facing your bed. no brainer. talk about getting a fright when you get up in the middle of the night.
house backing to a canyon. hello, you’ll be the first victim of a fire storm. not to mention coyotes and snakes.
do not have front door facing the back door. a thief just enters the front door, gather up all the goodies, and move straight out of the back door.
tree right out of your door. uh, you turn around to say good bye to your family, and oops, bump right into that darn tree!

I’m quite confused how “media attention and scrutiny” = “what are liberals afraid of?”
this is the type of media attention and scrutiny along the line of Michael Jackson’s passing.
Farrah Fawcett and Ed McMahon got about a day of media attention compared to Jackson. So are the liberals MORE AFRAID of Jackson?
obviously no. Jackson is more interesting to the media because he is weird, odd, strange, and a bit of a joke. that attracts attention and that attracts scrutiny.
unfortunately, Palin is also more interesting to the media because she is weird, odd, strange, and a bit of a joke. that attracts attention and that attracts scrutiny.
I would suggest taking off those conservative talk radio colored glasses, the view tend to be clearer.
(FYI, I use to listen to talk radio daily, over the last couple of years I’ve found a dramatic shift toward conspiracy and hate and just plain liberal bashing to no end, can’t even stand 5 minutes of it now.)
