You said it may times and said to DEMAND 2000 nominal pricing. While I wont claim 100% accuracy I was far more correct than you as to how this has all played out and I dont beleive anyone can argue that point. With that said, you are a winner.
of course you have to demand it before you can go after it as a goal. and it certainly is a doable goal as long as someone is not stuck on the 5 mile coastal strip. unless of course your realtor is sdr, right? =)

Participant
I am 100% sure about that. Where is the year 2000 nominal pricing for everyone in the prime NCC neighborhoods? Never came close and never will. My prediction was 30% down maximum and we have barely gotten to 20% in the nicer NC upper middle class areas. Yes there have been some exceptional deals out there but Year 2000 nominal pricing for all never came close to happening and I think you would have to agree with that.
and yes she is very PSish
never said it would be for EVERYONE. just said it would be possible if you are patient and know how and where to look for it. and I have seen enough exceptional transactions over the last couple of years to know that it is doable, you just have to be smart and jump at the opportunity when it comes.
quite frankly you can still find losers out there paying close to peak pricing in some segments and locations in this county.
some times you can find these examples in the same development. but that’s just the nature of the game, some folks are just much better at bargaining and use their heads whereas some folks “fall in love” with a house and all is lost.

Participant
And there was another the infamous Powayseller as well as a few smaller skirmishes. Just so you know in each and every case I have been the clear winner in my positions being far more accurate than those I was debating with. I am undefeated!!!You dont even stand a chance as the others were far beyond you.
are you sure about that. let’s not get another war started.
btw, OGB is quite similar to PS if I do say so myself.

ParticipantOBG, you clearly have no idea what you are talking about.
you just listed a bunch of communities within the 56 corridor as alternatives to the “56 corridor.”
and no where did I say the high end homes are WITHIN 4S.
you don’t know the area, so why are you debating so passionately about the area?
it is like the health care debate before. you didn’t have a clue, but you kept arguing to no end.
