Participant

I disagree, I think many people are happy to pay the MR to get a large new home. Poway does not have new homes except when you go up the mountain on Eastvale.
Im curious to see what Toll Bros. has as well at the ViewPoint that Brookfield recently sold.
Is construction finally planned for those lots in “Viewpoint?”
Brookfield sold the Viewpoint lots? did it just happen? property tax roll still shows Brookfield.

ParticipantAnother thing to keep in mind is the cost of the land. Brookfield purchased the serenity lots at the peak of the bubble in the 500k range. Post bubble prices for stonebridge lots averaged 350k.
This is why similar sized cityventure viscaya homes backing to steep slope like the serenity home you are interested in ended up going for the high 700k range. Toll bros also has this advantage compared to serenity as they also purchased their lots at the post bubble 350k price. Hopefully this will be translated to their asking price just like cityventure.

Participant
The particular lot I was interested is lot #90- it’s a corner lot at cross section of Whispering Ridge & Carowind lane. It’s a very large lot, no views at back.
Any thoughts on right price per sqft or the whole house?
Based on some research, resale houses, especially the short-sell or foreclosure homes are ~15% lower ppsqft. I am in no hurry, so can wait. is there seasonality impacts on home pricing in SD?
I would wait if I were you. In all likelihood the toll bros offerings will demonstrate that serenity is an inferior product. Toll will likely pull buyers away from serenity if they price everything well, or at least within reach of a would be serenity buyer. This may create increased pressure to lower prices on the last few serenity homes. At the same time, keep your eyes open on the resales as well. And throw a couple of hail marys with the short sale offerings. That would be the best strategy at this time.
