While 1997 was laying pretty much on the bottom, you can see by 2002, we were well out of it, potentially excessively so giving 100% appreciation in 5 years which is a compounded return of 15%/year.

I used to think 2002 numbers were pretty secure, but I’m having more and more doubts. I see more and more fraud coming to light which in indicates the actual home buyer peak may have been 2003/2004 and everything since was fraud propping up fraud. When single buyers are buying five or six homes through multiple mortgage brokers before the loans can register, those aren’t real sales and the competition they caused wasn’t real either.
The hang over from this one will be bad.

I think the 2010 census will be rough. If the American community survey samples SoCal between 2007-2008, it’ll be interesting to observe what I predict will be an income drop in the area.
We’re way out whack on current income numbers which have benefited from a massive run up due to RE commissions, construction O/T and premiums and 30,000 anybody’s with a pulse being able to re-sell house in 6 months for a $100,000 profit.

ParticipantI have a feeling we’ll see many such proposals as the foreclosure “problem” slices through white middle class America. Joe & Jane Sixpack are going to cry a river over not realizing the terms while a simple peak in the garbage will show $3000 rims on Joe’s 2005 Truck and a 52″ flat panel LCD HDTV hung over the TV in the living room.

Actually, he won’t, married filing jointly, $130K taxable income yields $7800 in income tax.
So he’ll lose about $3000 in standard deduction.
He’s kind of at the sweet spot for mortgage deduction, however with 3 kids and a spouse lobbing mortgage interest, property tax deductions on may swing him into AMT.
Since his taxes are pretty simple, he should invest $19 in TaxCut/TurboTax or the equivalent and spend 15 minutes doing a mock up.

For weekend partiers, it’s Sin City. For the locals, it’s hard not to be Strung-Out Hard Luck City. Everything has a price tag. For an eye-opener, go by the utilities during the business day on Fridays. The cars are lined up to pay cash to keep their utilities on.
More importantly, not a lot of economic diversity and the city really lives and dies on the Sin City tourist trade.

ParticipantIt doesn’t matter if your credit rating was 620, 720 or 820, if you didn’t pay attention on the toxic mortgages and know you can handle the max payment, they will sink you. I don’t if any less than 95% of the borrowers are thinking of anything other than the minimum payment.
A classic example is Lending Tree’s $400,000 for $1334 a month ads. When you payment jumps from $1334 a month after your optional 12 month minimum payment expires reseting to $3050 a month, most buyers are going to be financially stressed.
