ParticipantWhat’s the issue? The $800K loan and house is toast. The option ARM will expire and the borrower will need a new place to live.
Should he:
A) arrange for a place now while he still has options?
B) wait until he has no options, has exhausted his credit and the Sheriff shows up to force his butt out to the curb?A, like it or not, is the right choice. If the mortgage allows the borrower to walk away, then they can walk away. Finding a new place whether a cheaper home they can afford or merely a more affordable rental is immaterial to the discussion about whether or not someone that is upside down $300,000 on an $800,000 loan should walk away.

ParticipantI refuse to be led by fear. The majority of the candidates are all fear pandering. Creating fear is not leadership, it’s demogoguery. So far, I don’t see RP fear mongering, I see him telling people what he wants to do. The rest, all just seem to be telling us what and who to be afraid of.

ParticipantYou know what, I’m thinking this site was a bad place to ask because those of you who are landlords care first and foremost about your bottomline: How much you can PROFIT. Translation: you’re GREEDY
So you’re saying they should provide a place for you to rent, take all the risk of owning, the hassles of you calling, the paperwork for taxes, the maintenance issues, the advertising, credit check of clients, and expect to make nothing from it.
Yes, they should do it for free. And be thankyou you stoop to call them for a mouse.

ParticipantYou’ve left the doors open too long.
Set some traps and get rid of them.
Or call the landlord again, he’ll have an exterminator come and then bill you when the exterminator says to keep the doors closed.
