ParticipantWell the lender of the listing agent knows there is a much better chance the deal will close as long as the cash amount is verified.
There can be many problems with buyers that need financing (potential buyer may not ultimately get the loan, the home may not appraise for the sales price, if cabinets and appliances are missing can not get a loan, un-permitted additions can not get a loan) just to name a few.

Jasoninsd here is a link with some sales at Atlas. It would be interesting to see all the pricing. I am not sure why only a few were listed here, maybe they are the ones that the builder put on the MLS. Generally builders do not put all of the units/homes on the MLS.
