I am not familiar with the property, but $475,000 (thats half a million dollars BTW) for a 1,700sf house in PQ doesn’t sound like a “GREAT DEAL” to me.
At least not when looking at the big picture of how overvalued EVERYTHING still is!

The *pre-stimulus pkg* conforming limit of $417,000 means that you don’t need mortgage insurance for a loan under that amount right?
I’m forgetting the ramifications of a dwn payment of less than 20%…..wasn’t it related to the conforming limit? Or was it something else entirely?

2 years ago at the market peak, I was insulted by value ranges. Now, I am absolutely livid about them!
SD-R, in your example here, the seller was NEVER interested in selling for 720K to begin with, hence his counter of 760K. To me, this reeks of sleazy used-car sales tactics. Why should anyone give this joker an ounce of credibility since he has lied about what price he would take?
I know that this value range bullcrap has been around for a while and is accepted, but I for one refuse to play this game.
BTW, mid 700K for a nice Old Scipps property seems like a 2005 price doesn’t it?
