OP doesn’t say what s/he is paying for rent now. If paying a lot in rent then buy now or wait for the parents to kick the bucket and inherit theirs, the options are many and I would say follow your gut instincts rather than rely on “expert advice”.
moneymakerParticipantIf you need more signal in one direction only then I would try one of these Model # S812EA-100 from Home Depot. It’s a piece of 8″ by 12″ metal flashing. Bend it in half so that it forms a right angle 6″ high, place your router on it with the metal perpendicular to where you want the signal to go. I was able to get 4 times the strength with this method, I think they sell for 98¢.

If everyone recalls the last bubble it took 2 years from peak to trough even though it all seemed to happen in a flash when people recall or talk about it. I think some good recent charts are in order.
moneymakerParticipantI save money by fixing everything around the house that breaks. There’s no way I could afford to pay to have everything fixed by a handyman, literally something seems to break or need fixing almost daily.
moneymakerParticipantI’d say the biggest unknown is job loss. Some on this board have experienced it and it is probably right up there with losing a home as far as mental anguish (ok losing a home might be harder) also the hardest thing to plan for. I would bet most people don’t have a plan B for job loss which eventually leads to home loss. A friend of mine was seriously hurt, out of work for almost a year, with all the medical bills and lower income finally lost his house, on the bright side he is still employed at the same place and now barely making ends meet as a renter. I’m always coming up with great ideas but never act on them, hence I’m working for “The Man”, comfortably however.
moneymakerParticipantNo marriage penalty for me then, yet. If 74K is the cut off for 25% then wouldn’t the penalty come in when making over 148K?
moneymakerParticipantBeautiful house! It will be interesting to see what it sells for. According to Zillow it has gone down 345k in the last 30 days, so if I were the seller I’d sell it quick. Since it was built in 2012, maybe the Zillow price is the build price, obviously if the furnishings convey that would make the price more reasonable.
moneymakerParticipantI would say #3, except don’t buy but rent. Wait for the market to drop along with house prices then buy.
moneymakerParticipantJust found out it is brewed by Gordon Biersch. Which would explain the good taste. At 48.5¢ a can!
moneymakerParticipantWhat would happen if China nationalized all the manufacturing over there? Kinda like Mexico did to the oil fields in the 70’s. Being communistic I wouldn’t rule it out.Or maybe they already own them, I’m not sure but seems to me they could stop exporting to the US and still survive by exporting to the rest of the world, might be a good thing for us actually because then we could start making stuff here.
moneymakerParticipantLA wants a team and will probably get one, but don’t think it will be the chargers. Rams?
P.S.-check your browser and make sure it’s up to date.moneymakerParticipantThank you HLS
I knew about MBS’s but it is easy to forget about what goes on behind the scenes when one does not work in the industry. Do you think MBS’s are here to stay, the reason I ask is because weren’t they the reason for the last bubble to begin with? Liar loans with the fox watching the hen house. Excellent post!
I used an FHA loan 6 years ago (3% down) refinanced twice and now have a 15 year (3.5%) no PMI loan with a mortgage cheaper than rent “that I can afford”, so the system can work, it worked for me.moneymakerParticipantDitto I got back $294. Stepped into Albertsons the other day and while I was there checked a few prices of stuff I normally buy at Costco, salad, milk, coffee creamer, even without the rebate I probably save enough on those 3 things to cover my membership fee.
moneymakerParticipantYes on purchases, scaredy, but not on balance transfers. I have the card and it sits in my sock drawer because they have no good balance transfer offers. Have 3 0r 4 cards that I used to use and should now cancel, but I’m thinking I will ding my credit if i do, if they had yearly fees they would be gone in a heart beat.
