ParticipantHere’s a great idea from a guy that doesn’t even own a smart phone. Setup a website that brings together creative types, like me, who have really good ideas for apps with geek types that know how to write apps(maybe in their spare time,if they have any, that might be the hard part). Anyway on this website you have people suggesting app ideas then people vote how much they would pay for such an app, if the app idea gets good # of votes then the geeks go about writing it. For instance I am in a 401K plan that has a dozen or so funds with 50 or 60 companies in them. Now not wanting to look @ a long list of 500 to 600 companies that are weighted differently as far as funding I would like an app where I select the available funds that my particular 401K offers and then in a different group I pick my favorite companies and the program tells me which portfolios best suite my investment interests. Instead of picking individual stocks I could just say I want to invest in the energy sector or the green companies. Now of course the way to make money is to have people coming to this free site so of course there would have to be advertising on it. Seems like a win-win-win idea to me.
Or help people start LLC’s that can buy their own houses back for them after foreclosure @ the true market price, or help them buy a house to live in before they get kicked out of their current house before their credit is trashed. All kinds of problems out there to solve.moneymaker

ParticipantAgree with everybody above. If you’re planning on putting more than 20% down I would wait a little longer. Less than 20% then start looking now and if you can find a house with solar that would be a plus in my opinion. Atleast take into consideration if the roof is south facing and unobstructed.

ParticipantWow! What a thread. Very good points made by everyone. If I may speak on behalf of the middle class. I remember a time when being in a high tax bracket meant one was rich, no longer. Now I as a member of the middle class am in the high bracket. I was somewhat surprised that Countrywide approved us for a home loan when at the time I had consumer debt and my wife had 6 figure school loans to pay back. Fortunately for us our debt rates are low and she has like 30 years to pay it back. We bought approx. 2.2 times our gross income and are owners paying the same monthly payments that renters next door are paying. I personally would not have loaned us the money but I’m glad we were able to pull it off, as I’m now saving via equity more than I would be as a renter. We went FHA 3.5% down and were definitely put under the microscope, first time I’ve ever seen my wife cry on the phone. In the end it was worth it, now just need to convine her that solar is as good an investment now as gold was 4 years ago.
