ParticipantSo why is Mexico in TJ and Ensenada coastal areas dirt cheap right now? I know a cute lady that works at the BOFA in Point Loma who lives in upscale part of TJ and only pays $250 a month for a 2 bedroom apartment! She was telling me the violence is overplayed and only between cartels and white folks are left alone there.

ParticipantPoint Loma, Del Mar, Pacific Beach, Encinitas and Carlsbad as well as La Jolla, Ocean Beach and Rancho Santa Fe are still crazy ridiculous even for a tiny 1-2 bedroom place compared to much larger nicer homes farther inland in Santee and El Cajon.

ParticipantMy job is west coast based so any place west of the Rockies is possible. California is less expensive outside of the large metro areas.

ParticipantAgree I’m on a waiting list for both in San Diego. My dream would be to buy a hangar home on a private air park to get best of both worlds. None in San Diego exist but few places on the west coast have these for sale. Florida is great but the humidity wicked. I’d need serious A/C to live there. Weather is tricky too with many thunderstorm and hurricane days so it’s not the best flying weather. Scuba diving is great there and it’s cheaper than California and close to Latin America which are big pluses.

I plan on a 25′ Catalina sailboat with two heads and two cabins with galley. That puts me at under $400 for slip fee. So factor a $3K mortgage plus $500 slip fee not too bad for best of both worlds.
Actually since I am also a pilot, I’ve looked at buying a home outside of California in place like Nevada, Arizona or Oregon where prices are even cheaper!
So a plane at 80K plus sailboat at 10K plus home in OR/NV/AZ at $200-300K that makes a monthly nut of 3-4K to have all toys accounted for and tax breaks for business. Or live in cheaper part of California like Chico or Oregon coast.

ParticipantI see a lot of wild speculators from China driving up markets in California especially in Irvine, San Francisco, Los Angeles and Palo Alto. Inland is much less expensive for example same house in Point Loma or Del Mar can be bought for half price at like 400-500K versus 2MM. If you are willing to live 20 miles from the beach that is. My goal is buy a cheaper inland property for 500K and have a fun sailboat in a nice marina and be able to enjoy both worlds.

ParticipantAgree when I retire my dream is live on sailboat in South Pacific, Caribbean or the Mediterranean. Less expensive better food and culture and slim hot women.

ParticipantCool thanks. Compared to decent areas of bay area like Palo Alto and Mountain View, San Diego is a lot cheaper unless you buy ocean front property or in Rancho Santa Fe. I am looking at Encinitas as I like that area of San Diego. Since I am finishing my pilot license, an airpark home near Palomar airport would be perfect.

ParticipantI moved back to the bay area after starting a new job at a tech company after being laid off from a contract gig back east. Before that, I was making 100k in San Diego for a telco. Bay area job pays almost twice as good and fun environment with great benefits. Cost of living to rent is about the same as San Diego so it amazes me why socal companies pay peanut wages with high living costs? Never understood this. Anyways, I don’t plan to buy in SV just too darn expensive! Maybe if I was lucky to work for a startup and get pre-IPO options and hit it big, perhaps.
