maverick, did you list your present home for sale before and did not receive any good offers? Can you get out of your home-purchase transaction and begin to look again after you have sold your present home? This would substantially fix your problem.
If you haven’t listed before, I’m just wondering why you are in escrow to purchase another residence before attempting to sell your old one, ESP since you stated you do not want to manage it yourself. PM companies charge about 10% of the rent per month to manage your property and you stated you have a young family and want more child(ren). This means frequent extra and unexpected monthly expenses coming up for you in the coming years when life happens.
I don’t need to know the location of your present home but if you have spent substantial money to fix it up like you want it, it has no HOA/MR and the school district is so good, why do you want to move?
I guess I am unclear as to why someone in such a position would enter escrow on another purchase for a principal residence.
Thanks for your reply. I wouldn’t describe our situation as a problem but instead more of an opportunity and evaluating it both ways.
We don’t need to sell our current home to buy the one we are in escrow for now.
We are moving because we need a better set-up for my mother in law, who is 80, and moving in with us. I grew up with my grandparents (extended family) and am very greatful for it. I also happen to be one of the few who really get along with their in-laws.
The home we are in escrow is sectioned in a way that gives her independence while living with us.maverickParticipantThanks svelte! This advice was extremely helpful.
maverickParticipantspeaking from experience ‘in the buying cycle now’ – there have been multiple offers on every home i have made an offer on.
here is a snapshot:
home on the market +10months – multiple offers when made
home on the market for 33days – multiple offers when made
home on the market for 1 day – multiple offers when made
home on/off the market due to short-sale – multiple offers when made
maverickParticipantthanks again everyone for your reccos – this board and community has been invaluable to us.

BTW, la creme de la creme is Richard Zak

Thanks for the Recco, did you use him personally? And if you care to comment what made him different and unique?
maverickParticipantpersonally, i come from a very traditional asian household where excellence not perfection was emphasized.
while i don’t subscribe to the
comprehensive ‘tiger’ pedagogy – i don’t fault parents for wanting the best for their children. who wouldn’t right? and perhaps some of the tiger fundamentals work w/in reason.however, just like anything else i choose to not contribute to these conversations where the parent is clearly going off the deep-end. believe me, i have friends/families that talk this talk and if they have to say it in a way that is off-putting then they will be in a prison their whole life.
the prison of being judged by whatever other people think of them. i find that the people who constantly compare will always be disappointed no matter what…not much room for happiness and it’s too bad if they never realize this.
i always default to this “there is always a mountain taller than the other (Chinese idiom)”
there will always be someone prettier, richer, taller, smarter, faster than i so trying to outbeat that is a recipe for failure.
maverickParticipantThe ones that threw me off were last name and profile/demographics. And there were 14 questions in total not only the ones listed originally.
We’ve answered all the questions for 2 weeks now but the selling agent keeps putting off the showing – we’ve asked, they suggested a time, we asked for another time so my spouse could see it too, then he said no stick to the time, we commit and he pushes us out again.
I won’t let these things stop us from seeing the home.
Just so everyone knows this home is in a very affluent neighborhood…so the last name and profile demographics questions did not sit well with us.
maverickParticipant
Question. Why not just get a different house that has an extra room? I guess I disagree. I think garages are meant to be *cough* for grease monkeys/man caves.
…because we need to move an in-law in. we’d like to give her as much independence and privacy as possible.
maverickParticipanthi econprof thanks! does this help?
