Sundance is an elementary school. The middle school is close to there, that is Mesa Verde MS on Entreken. Westview High is on the west side of Camino Del Sur, north of the Albertsons. You probably have an old map that doesn’t have the high school on it. Do you have a kid going to high school soon? I will have a freshman there next year. This high school is unique. It is on a semester system, similar to a college. My son will take what they call 4 blocks or units in the fall, and three in spring (he wants to play a spring sport). All the classes are longer than 1 hour, so you complete say spanish 3 and 4 in one semester. Then the next sememster you would have 5 and 6…same with Math, algebra 1-2, 3-4 etc. Any other questions you have I would be glad to answer. We have lived in two different locations in PQ and I had a sister who lived in another area for a long time…

SD Realtor, Not all PQ kids go to Mr. Carmel, in fact more PQ kids now go to Westview. RB high is so full that most of Sabre Springs now goes to Mr. Carmel. Both schools are over 800 on the state standards, all Poway USD high schools are over 800 (4 out of 8 in the county are PUSD). When the new Del Norte high opens in a year or so, that should take the burden off RB.
As to living in village park, you meant park village, and we live here. We got lucky and live far away from Black Mountain road, it is very busy. The only sound we hear at night is an occasional pack of coyotes chasing rabbits. We have a barn owl which keeps the rats down, we see rattlesnakes and deer often. It is truly hard to believe we live in a big city.
The part of town near the Albertsons is only the cheapest part of town because it is filled with condos. The west and south sides are great areas, the extreme east is not a great area, I just read in the paper this morning about a man attacking women in that area. Lots of crime, gangs, and not to sound snooty, section 8 housing area. The town is quite diverse, but heavily asian and phillipino. CMR in my opinion is a city built around a golf course and I being a golfer would NEVER live near a golf course. You have people walking through your yard looking for lost balls, errant shots pelting your house so much we used to call it Sarajevo, peering through your windows and simply being obnoxious and yelling obsenities when the ball doesn’t drop into the hole (I know from personal experience!) CMR also has some of the smallest homes on the smallest lots I have ever seen. Sabre Springs was a great place to live, but having lived in both I prefer the cooler breezes from the canyon. DDM, I live here in PQ, I have noticed several places sell for less than they did two years ago, one on my street lost $85,000. I have also noticed several REO’s and possible foreclosures around town. There are several listings, many in the new areas, Torrey highlands, torrey gardens, Avalon, Montellano, but all come with steep Mello-roos. Check Prudential’s website and search PQ, this website gives you the actual amount of Mello-roos, a great resource if you are seriously looking. We, too are looking, but at this point, we are waiting possibly another year. We have a great rental at a really great price, right on the canyon. It is hard to give that up for a huge mortgage payment!

I have also noticed several REO’s and possible foreclosures around town. Don’t forget that once they have legal status here whether it be a green card or visa, do you think they will go back to picking strawberries or anything else? No, forget picking crops, now they can work anywhere else, and we will be back to having to find ag workers again…perpetual cycle, we need guest workers, no anchor babies and tough enforcement of the laws we have…put the employers in jail. I am also contacting my senators…I suggest you do the same.

I was just looking at Zip realty for the area 92127, there are three brand new Del Sur homes on Zip in the $700,000 range. They are in the Cabrillo development. I am surprised to see a new home on the MLS…don’t think things are going well. There are so many other homes in this Zip to compete with.

When we bought new 10 years ago, the standard warranty was 1 year. We had a melamine cabinet (white) that melted because it was too close to the oven, it was replaced. You do have a walk through, which I suggest you flush all toilets, test all appliances, and check for leaks under sinks. Also check gas connections to heaters, we actually went two years in a new house we had where there were two heating units, and the one upstairs was never connected to the gas! Also, after a good rain, climb up into your attic and check for leaks there.

Arny, are you sure about that $500 mello roos? I think they are more than that. I remember looking at a development there and we added up not one but two HOA’s and CFD fees that were well over $1,000 per month, that is for 30 year!!! Do some calculations yourself and see if this pans out over the life of the loan. You are probably better off financially looking at something 10 years old. That freeway (56) has recently been horrid in the morning and evening…

Same thing is happening in my area. One house on my street lost $65,000 in two years, and one at 8989 Hampe Ct. in PQ just sold:
