Your idea about using it as a show place to obtain work for the husband’s construction company maybe right on. Putting the price high attracts lookers ( why is this $ 1.3 ), but not any serious buyers and then you put on the sales pressure for remodeling ( probably would offer a free pizza as a bonus).
Caminto Tenedor – inside the gated development so HOA issues as well as tiny tiny lots; so anything in that development has to be viewed somewhat different that regular houses on the hill and is not exactly comparable.
Del Cerro Blvd 5583 and 5890 are in “lower” Del Cerro and IMHO not comparable to those east of College. Lower Del Cerro is okay, but it has a very different feel and attracts a different client base ( been told by couple of realtors ). Same holds for Princess Del Cerro and stuff North of Navajo ( can’t remember neighborhood name ).
No – worked in yard all Sunday and didn’t get to hear the piano music.

One issue to consider for those houses on the east side of the hill. Sunshine. The hill in backyard looms large and so very early in the day ( currently about 3:30 ) the house is in shadow. I believe this is a huge negative to buyers who have thought about it. Frankly it is very nice to come home and sit on the patio till 7:00 or so in evening sunshine, and we don’t even have full west view. So at least for this person sunshine is a must have criteria.
FU on Slooooooooo
In one sense this speaks well for the longt term of the area. Stability – very few people need to sell. My observation over last few years is many of the house that have come on and sold were where there was a death and it was an estate.

Did you get the mailer for 5918 Madra. Don’t know what list she bought but we got a green post card today for the up coming open house.
Best part is the ad promoting Nordic Construction – apparently the husband. It says “Beautifying our Neighborhood One House at a Time”. Annette’s price is still $ 1.3 – 1.375. I surprised by now that she hasn’t realized how much under the market she is and raised it some.
I will look forward to more piano playing on Sunday – NOT.
