Then in the typical SD insider backroom secret dealing whatever, next thing it is announced that Lennar was out and that MacMillian would be awarded the project.
It had a foul smell at that time. I suspect a current review would show it still does.

Instead of MMB maybe we should call it MMM ( madness )( you got to be mad to ask $ 1.3-1.38 or some of the other stuff we have discussed )
Yes i do live on the hill – top of wandermere, about 5 years now ( 2 remodels, 1 addition ).
I can’t recall if you were looking in this area? In any case my thoughts on being at the top of the hill. Note; all my focus, evaluation are contrasts with Mission Hills, Kensington, Talmage, College, Hillcrest, Bankers Hill, ( core central SD ). So while not perfect here’s my top 20.
1. Better weather – warmer and more sun than PL, beach, or even MH Ken, but not the excessive heat of El Cajon; less marine layer most days.
2. Larger lots
3. Larger houses
4. Newer houses ( most built late 60’s thru 70’s ), more square footage for the $$ spent
5. Better construction, many custom or semi custom and a variety of styles, mature landscaping
6. Quieter streets
7. Excellent elementary schools
8. Above average middle and high school
9. Best location for getting to freeway,
10. Best location for getting to Grossmont, MV, El Cajon, Santee, Mission Gorge, La Mesa, College, etc.
11. Wide variety of religious choices
12. New fire / rescue / medic station
13. Fire department hose connections every block and hence lower fire insurance
14. Wide variety of views and orientations
15. Lake Murray and all it offers very adjacent
16. Mission Trails very adjacent
17. Cowles Mountain very adjacent
18. Area very very stable – you know what you are buying into, general very long term owners
19. Continual remodels, upgrades, additions, etc being done

If you drive around the rest of the top of Del Cerro you observe remodels in progress ( real progress being made ), landscaping upgrades, and generally well kept houses. ( Other than the mystery remodel / default / teardown / disaster / ??? on Norman )
An area you would feel pround to live in. But driving up that mid section you get an entirely different impression. Fortunately the drive time thru that section is very short and because of the steepness not an area that one wants to walk along. This is what makes the $ 1.3M asking so ridiculous.
