Just gotta say, fairly new to Piggington, love it. All the useful input has convinced my husband and I to be a little more patient about buying our first home and wait the market out a little longer.

Found a house in Poway back in October, (mls 066089425) 1798 sq. ft, 5,000 lot, backed up to a busy street, but built in ’96 and was a nice house. Asking price had a range of 579-609. Our first offer was 580k. House had been on the market about 2 weeks when we made this offer. Seller’s decided perhaps they priced their home too low and countered our offer at 630k. Needless to say, we laughed and withdrew.
As an update, supposedly their house is still listed, but they have a deal in the works where they’ve accepted one offer at a price they’re happy with, but the seller’s agent doesn’t think its even going to make escrow b/c there’s a contingiency that the potential buyer’s must sell their home first and they’re also asking too much for their home so it’s likely not to sell.luluParticipantI don’t think its a boycott at all. From my personal experiences as someone currently looking to purchase a home, my husband and I both quickly noticed that FSBO usually means its way overpriced. We drive around often just grabbing flyers and its become quite a running joke when we get out of the car to grab an Assist-2-Sell or Help-U-Sell flyer. Most of these sellers aren’t really just trying to save a few commission dollars, they’re cheap, they won’t shell out cash for an agent and they won’t cut a realistic deal on their property either. That’s why these properties sit.

We’re newly married and this would be a first home for both of us so we realize we may be a little bit eager. We also have a dilemma in the mix of having to move to the area we’re looking in quite soon for school district purposes. So we’ve been weighing the pros and cons of buying or renting. Most people renting their homes understandably want a 1 year commitment though. We don’t like the idea of putting a home purchase on hold for that long though since the market is quite unpredictable right now. Greenspan says the worst is over, other economists say its just begining!! We’re planning on spending 600k-620k, we’re only submitting offers on homes that are below their comps for quick for a quick sell. Any opinions out ther on how bad buying now in this price range may affect us long term? If we’re buying 25k-35k below comps. how in the red do you think we’ll really end up being by this time next year??

My husband and I have actually been doing much of the footwork involved in finding a home ourselves. Many agents are so pushy these days, they can be worse than car salesmen.

I probably should have also mentioned that this is someone who called me when I hit that famous “schedule an appt. to see this house” link through a website with access to the mls. This agent has not done any footwork at all for us and simply opened the door for one home. For me to say I didn’t care for the agent was probably an understatement. I don’t think his rude attitude should entitle him to an 18k commission.
