This is a great debate. Never thought there would be so much interest in the subject. Well actually I did. It’s just proof that Global Warming is going to be the next Capital Market that the USA starts to develop. It might be true, it might not, but the fear is real for those that might believe. With this fear will come productivity. Maybe it is the only thing that can pull this country out of debt..
LEt it be and let’s invent some cool stuff with the notion that the planet is going to turn to dirt and water and everyone is going to die if we don’t do something about it. WE need something else now that the housing market is going to fold. Maybe one of you experts can be the one that figures out a new concept car or something that forces us off oil..

The only relationship global warming has to the housing market is the simple fact that the tech being developed to combate global warming will me the new economy here for America. We need to develop it so we can have a new item to sell to the world to keep our economy going. In the meantime, it will help make the blue skys bluer and our lungs feel a little better. So what is the harm in believing in global warming vs not? None.. It’s a good think all around.

Well, if you think that you can take the risk of ignoring what is going on, then do it. Like the housing market, I won’t say I told you so. We also have over 600,000 years of temperature and c02 data locked away inside our polar caps that have been studied. Anyhow, you are right about this being about the housing market. I just pissed off when those two dipshits start making comments on things they know nothing about. We could depate this for hours. I studied climate in college, so it’s your gamble on who you want to believe.

It’s actually refreshing to hear people get it. Not to many people understand the terms urban core. And not to many people understand that you have to move to where transit works not expect it to reach out to the burbs and think it will for everyone.
PerryChase, you honestly have put my mind at peace now knowing that there are actually others out there that understand the benefit of a good mass-transit system and the importance of living in an area that is accessible to it.
This country has a long way to go before people understand that it is the landuse plans that make mass transit ineffective here in SD, not transit. Although, some past planners that worked at MTDB and SANDAG are clueless when it comes planning transit that works. You’ll see how badly they messed up with the I-15 project. Also the greenline trolley project that takes you from SDSU to Old Town and forces a transfer to get to downtown SD. The trip from Mission Valley to Downtown only takes an hour. What a great option… lol… Sometimes you just have the spend the money that it takes to build things right instead of trying to cut corners.. Thanks SANDAG.. idiots…
LostCatParticipantThe 15 is already being built and will include a BRT (Bus Rapid Transit) line that will take people into downtown SD. So if that’s your commute, you’re in luck. Unfortunately SANDAG planned it wrong so it will still take you longer to commute by bus than car.
They are planning a 20 lane freeway along the 5 between 76 and 56, but it’s heading toward litigation. Too many homes will get whipped out. I just don;t understand when people are going to wise up about traffic. YOu can’t build your way out of it and no matter how many lanes you build, it just forces people further away from their jobs and then ends up getting glogged up again.
But anyway, nothing is going to get build because transnet is under funded, per SANDAG’s up coming RTP.

LostCatParticipantI am into the small yard thing only because of the amount of space a larger lot consumes. We American’s have gotten into this mind set that bigger is always better. If we keep building houses with huge ass yards, we’re going to have to commute from Murrieta to SD to have a place with a yard. O wait, we already do that. It’s just not smart planning when it comes to making a sustainable environment. America has built itself into one of the biggest wholes in the world. It will be interesting to see how we dig ourselves out. I’d much rather have a small yard, like Abby Road in England, and then have a central place where I can go hang out, feel safe, and see other people living. People just need to get it out of their heads that they need all this space to live. Not that I am moving to Del Sur anytime soon, but they do have great parks. And that’s where you should enjoy your open space playing time and dog crapping.
LostCatParticipantAre there any good sites on how to make your house more energy efficient? I know you have insulate all the pipes, buy energy efficient utilities, insulate the walls, don’t flush after I crap, etc.. but are there any how to books or any agencies out there that can run an assessment on your house and tell you exactly what you need?
Del Sur did have some pretty cool solar electricity systems in the Pardee homes. They really tired to make it like Kensignton, but it didn’t really turn out that way. maybe in 60 years or more it will feel more like it. Only bad thing is your commute and the distance you’ll live from everything and the cost of energy is going to be out of control. bad long term investment, but good short term if you are going to have kids and you want them to go to good school. The Mellaroos is worth it vs paying for a private school.
LostCatParticipantYeah, I like going up to Del Sur to see what I can do to my house that I bought in 97. It’s old but I only paid $200k for it in Del Cerro. It’s cold in the winter and new houses are built really energy efficient. Since I have extra cash, since I bought so long ago, it’s a hobby to make my house more energy efficient. And I am not about to pull money out of my house to pay for it. So the house payment and what I owe on it is getting less and less everyday. I guess that’s what happens when you buy at real market value. Makes sense to me.
But it won’t be fun being stuck up in Del Sur in about 10-years, when the energy crunch we just had looks like a small bump in the road compared to what we are going to face.

LostCatParticipantIt’s not. Not north of Carmel Valley Rd, it can’t be. That two lane bridge that was built as a mitigation measure from the developers of the master planned community barfed up a lot of cash to get that build and the City of San Diego could never afford a new one. Do you realize how expensive a bridge that size would cost to construct? Let’s see… about 20-million. Just a kick in the bucket for the bankrupt City of San Diego. Besides, that area is zoned in a way that will restrict the expansion of that road, per the conditions set forth per the SPA plan prior to development. Basically, your SOL if you bought there. Well, that is commuting. Because i do agree that the area is super nice, that is unless there is a big fire.
LostCatParticipantAt build out there will be over 2,000 new units in the area. With the only road leading to the South already built to it’s full width, it will be cloged up at about the half build out point. It will take about 30-min just to get on the 56 at Camino Del Sur. As far as the connection through 4S Ranch. Yeah, real good idea. The freeway on-ramp at Camino Del Norte is already at LOS D. Just wait unitl 4S Ranch and Del Sur are at full build out. lol… So it will take you about 45 to get to the freeway and then another 45 to get to any of the major employments centers in SD: Sorrento Valley, UTC, Kearny Mesa or Downtown.
Nice looking community. I actually like the court yard thing. Who needs a back yard?
