ParticipantWhat’s the hurry at this point. The tax credits are gone and so far I haven’t seen evidence that there’s a ton of great deals hitting the market. Rumor has it that BofA is starting to drop a bunch of REOs, but I haven’t seen great deals. If you find a place that is a much better deal and/or fits your needs better maybe it would be worth exploring but short sales are much quicker than they used to be. Other then rising interest rates I couldn’t really see the urgency but you may have a particular situation where you need to move sooner than later.

ParticipantIf the monthly rent was 15K/5 months = $3K month how bad could the condition of the place be. You’re basically out 1 month of rent on the place and from the landlord’s perspective he’s probably out at least 1 month of rent and marketing costs by you leaving early. I’ll call it a pretty fair deal.

I think there will be a time where both stocks and bonds are in bear markets and it might be rather difficult to get a good return. Neither stocks or bonds performed well from 1976 to 1982. A lot of people think high inflation makes stocks a good investment but that was only true if you got in the 1975 bottom from 1976 to 1982 stocks had a negative real return. Commodities might be your best bet if you truly believe in high interest rates/high inflation.
