Thank you both for you honest opinions. I totally agree with you guys on the pricing. I don’t feel like paying over $650K at all especially with the economy going forward. I would even say it’s probably just worth in the low 600s ($620K) and with its condition it may go up to max $650K. The problem is I don’t know what other buyers in the CV market are thinking.
If we do end up deciding to throw in an offer, we might go with a low offer to be honest. And I will not go any higher than the reasonable price in my opinion as I’m not in a hurry to get a house.
Do most sellers feel offended/mad when they get an offer that’s way lower than their asking price? Or do most of them artificially inflat the asking price expecting people will be throwing in low offers.
Most closing price in CV are 1~6% below asking prices.

Really appreciate your feedback. I do like the location of Sausalio being close to 5/805/56 and easy access to Sorrento Valley if freeway is congested.
The problem with being very close to elementary school is a potential concern. Personally I’m alright with it (avoiding 7:45am~8:15 am is fine) but I’m afraid down the road when I try to sell will it be a problem?
The listing I’m looking at is the smallest floor plan. The seller claim it’s 1838-sqft while on public tax record and builder’s brochure it’s 1731-sqft. It’s a big problem cuz that’s like $35000 I will be overpaying here. Toto you have any ideas?
Also I’m thinking if it makes sense to look at comparable sales in the same neighborhood in terms of price per square-footage. The two that were sold in June and July were both $354/sft. Is it fair for me to use this? The seller right now is asking $369~$380, while I think it’s more like $392~$403 for the sqft indicated on tax record. I will not overpay in this environment. I’m thinking if others are willing to pay for the asking price let them go ahead. I’m only willing to pay at or below the comparable sales price.
Any thought?

The delimma really is that old homes have worse floor plans but better property (bigger lot of larger yards) while the newer homes have better floor plans but more cramped.
I did look at trilogy. I want a driveway and triology doesn’t have it. And I don’t care for paying more HOA just becuase it’s a gated community.
Is Carriage Run still charing $750K+ for the new homes in the area?
