Thanks. We are moving back to SEH (where we moved from) for a few reasons but primarily because it will be an easy transition on our 7 yr old daughter. She already has friendships from living there previously so it will be an easy transition for her. We wanted a house that was large enough for us, an inlaw suite and a lot that had enough room for a pool. We also scored almost no Mello Roos which is a nice touch.

My wife unfortunately has had a rough year with health (she has meniere’s disease) due to the altitude and drastic barometric changes so we need to be back to sea level. We did welcome a second child after not having much success in SD so we got something great out of living here! Living here was nice, its a great city and we loved the proximity to downtown.
We listed our Denver home mid April and it sold in 3 days (market almost as crazy as SD). We close on it in a week and have found a home to move to. The home is only a year old and is nicely updated but there is carpet on the master bathroom floor and the carpet on the 2nd floor is low grade so we would like to have those items swapped out before we move in. The other items will be items to change/ add in the next year or two.
I forgot to ask if anyone has blind company recommendations. We put in custom shutters in our Denver home (Norman from China) and we would like to put them in again.

Just interested to know how long it took from accepted offer to actually accepted by the bank so you could close. 5 years ago the process took a good 6 months so just wondering how long its taking these days (I know there are many different scenarios which could play into whether its quicker or longer to process).
Im also wondering how often the initial party walks away these days because its taking too long.

I have multiple kegs on tap in my home and usually I pair them with dinner unless its been a long day or weekend but during the week, Im a one drink Sally. My taps are usually 7 % and above. I used to toss down a couple coronas a night but that was over 10 years ago.
I would say I have been on a beer a day since college but as I matured in age, so did my beer selections and my intake reduced. Im not sure if it does anything other than make me sleepy.
LAAFTERHOURSParticipantAnyone mind if I resurrect this thread? I would be interested to hear people’s thoughts on whether we are witnessing a bubble or not now 6 months after this thread begun. I am seeing prices back where they were before the last crash in areas that crashed hard (mostly the mello roos heavy spots like 4s ranch, SEH, and points south). Those areas got hammered back in 06-08 but now are in some cases up 200-300K from 2008. I know there are variables not in play this time around but when I look at those places and people are buying homes with high MR at prices almost 300K higher than they were no more than 2 years ago, I have an ill feeling more trouble is ahead.
Thoughts?

It is legal to grow your own now in colorado, up to six plants. The thing that sucks is that the outdoor grow season here is super short and you cant take advantage of the endless amounts of sun. We built out a massive communal garden and couldnt really plant warm weather stuff until June 1st. We received heavy snow in Denver on May 1st (my wife’s bday and she was pissed) so it pushed back the start of gardening. Yes you can grow inside but that just seems odd to me.
If I recall correctly, CA has a measure to allow personal grow space for property owners a few years back. It sounds like there is a push for 4 measures in 2014 for CA. If I needed the stuff bad enough, I would still go score a medicinal license to avoid the steep prices.
LAAFTERHOURSParticipantI had to see what it was like so walked into a local hybrid medicinal/ recreational shop. I had a nice chat with one of the shop employees getting the skinny on things. I wasnt planning on buying, more of I wanted to see with my own eyes that I could walk into a store on the street with walls covered in weed and it was totally legal to purchase it. Having friends with medicinal licenses is still the way to go.
Can you imagine if this was legal when we were in high school? I would have burned a lot more back then.
CA can’t be far off from legalizing. They could use the tax revenue.
LAAFTERHOURSParticipantAll recreational shops are raising prices like crazy due to shortages in supply. The recreational shops think that should level off many months from now so jump at your chance now and ride the wave.
Medicinal only shops are still running strong with their supply and not raising prices. The recreational markup is crazy and you can’t get the same stuff that medicinal patients can get.

We got hit with about 10 inches of rain and it flooded many basements but we are nowhere near impacted like those in Longmont, Lyons, and Boulder. Denver city neighborhoods fared well. Aurora had a ton of flooding and places north of Denver are the areas most covered by the national news.
Terrible what has happened to everyone up there. There was nowhere for the water to go. Everyone of our neighbors mentioned that they have never seen a storm like this so hopefully its a 100 year storm vs more of the norm.
