My wife had the nesting itch last Jan of 07 right before our 1st child arrived and we were looking at tons of properties in SEH. We tossed a lowball offer at 1508 clifftop and a bunch of others but luckily none took so we pulled out and rented in 4s. That being said, we sold our home in Wash DC and have been sitting on our gain for two years so if SEH breaks down to the 300K range and the home offered me ocean views like clifftop, i would be all over it as long as rent = mortgage or close to it. Im not a flipper and would stay long term.

Well if this place dumps to 400k, it means a lot of the more attractive places will come down too. Still having to swallow the absurd mello roos isnt something i am will to throw my income towards.

I just started a new thread on this listing, not seeing this one so sorry about that before I get into my comments. We rent a home on one of the driveways that borders the apartment complex. The HOA does nothing in this community. So far, the grounds crew has ripped out trees and plants from the front of houses and the park area for no explained reason to the renters or homeowners. They dont enforce the guest parking situation (basically all the people that live there and have more than two cars or load there garages full of shit use the guest spaces). I have complained multiple times – nothing has gotten done. The kids from the apartment complex linger in our development all day, leave trash all over the place, scream and yell to all hours of the night. I came out one morning at 8am to the sound of one kid with a baseball bat destroying a computer monitor. People from the apartments walk their dogs over to the park in our community and dont pick up after their dogs. One more thing – the neon orange lights from the apartment complex blanket all the homes at night on the eastern end of the community. I feel like im Jerry Seinfeld in the episode with the Kenny Rodgers Roaster sign outside the building, feel all cracked out from the lights.
Bottom line – the HOA is worthless. The place is in dire need of street lights. As stated in my other thread here http://piggington.com/16786_saintsbury_glen, I wouldnt buy in this community unless it was one of the homes closest to the firestation / four gee and if the prices dumped to 400k.
