Participant
There are big property tax benefits to tearing down 99% of the old house and building the new house incorporating that 1% or so left over versus scraping all of the old and building new.
The former is classified as a “remodel” and the latter as a whole new house. The property tax differential, which goes essentially forever, is HUGE.
Furthermore if you are near the coast, I believe the Coastal Commission will not interfere with a remodel as compared with a new house. The Coastal Commission is a sleeping dog you don’t want to kick.
Thanks for the tax clarification Bob. I thought it was something like that but wasnt clear on the details. Now onto scoping how much PPSF cost is for remodel (which includes material, labor etc). Thanks in advance to all the piggs for info.

ParticipantI hope bernardo point comes down as well. Its gated, right behind 4s with no mello roos and lots are large enough for pools (lot dependant). My only concern is that it is close to the hillsides of open land that torched last fall.

Participant
The builder options in general are always expensive. If you have specific options in mind, you should ask the sales person to check pricing for you. There are not too many lots left in the 4S ranch. At the current speed, they may close out by end of 2009. If you want to wait, you may want to also check out Del Sur. There are still large number of lots for many years to come.
The builders are releasing less homes per phase than they used to so the speed wont go as fast as you think. The release maybeck came out with is for November move in (I Think) and I dont think they have sold all of them. I know the release date is in another thread here on piggingtons so we can wait to see when the next phase is released to see their timeline / current rate of release. Del Sur has a long way to go and lots of space to build out – all the way over to where the high school is going in (Some of that is commercial space).
