ParticipantWhen I go to replace our dish washer, I am going to put a pan underneath and put a direct to daylight drain in.
Too much value in the kitchen cabinets and flooring to end up with a flood.
Does anyone have the wifi moisture sensors under there sinks, dishwasher, cloths washer etc.? The ones that text you when there is a problem? They seem like a good idea.

An American investment banker was at the pier of a small coastal Mexican village when a small boat with just one fisherman docked. Inside the small boat were several large yellow fin tuna. The American complimented the Mexican on the quality of his fish and asked how long it took to catch them.
The Mexican replied, “only a little while. The American then asked why didn’t he stay out longer and catch more fish? The Mexican said he had enough to support his family’s immediate needs. The American then asked, “but what do you do with the rest of your time?”
The Mexican fisherman said, “I sleep late, fish a little, play with my children, take siestas with my wife, Maria, stroll into the village each evening where I sip wine, and play guitar with my amigos. I have a full and busy life.” The American scoffed, “I am a Harvard MBA and could help you. You should spend more time fishing and with the proceeds, buy a bigger boat. With the proceeds from the bigger boat, you could buy several boats, eventually you would have a fleet of fishing boats. Instead of selling your catch to a middleman you would sell directly to the processor, eventually opening your own cannery. You would control the product, processing, and distribution. You would need to leave this small coastal fishing village and move to Mexico City, then LA and eventually New York City, where you will run your expanding enterprise.”
The Mexican fisherman asked, “But, how long will this all take?”
To which the American replied, “15 – 20 years.”
“But what then?” Asked the Mexican.
The American laughed and said, “That’s the best part. When the time is right you would announce an IPO and sell your company stock to the public and become very rich, you would make millions!”
“Millions – then what?”
The American said, “Then you would retire. Move to a small coastal fishing village where you would sleep late, fish a little, play with your kids, take siestas with your wife, stroll to the village in the evenings where you could sip wine and play your guitar with your amigos.”

ParticipantI’ve always found rent data comes too much from apartment associations and never reflected beach pricing.
I’m curious what property type and price points are you looking for.

ParticipantI always thought if you inherit or have savings prior to marriage and you use it on a down payment, and divorced down the road, that you get the down payment back or is your equity. You don’t get interest, or gain off the down payment.
Anyone know the actual standard treatment in California.

ParticipantI would have considered the model x but the gull-wing doors won’t work with surf racks. I don’t see any roof rack system on the tesla gear site.
And then there is the price… ouch.

ParticipantTaking a lawyer to small claims is a very bad idea.
If they want to get nasty, they can counter sue and kick the case to civil court. And that is when your spat can get very costly because at that point, you pretty much have to hire an attorney to navigate civil court.
Walk away.

ParticipantAffluent family in San Fran and NYC live in pretty small apartments with kids. 900 – 1,000 sqft for a family of 4.
BG, I don’t think we are pushing our values. Just our opinions for all readers to take it or leave it. But point taken.
Anyone have an idea of what the max mortgage a family in this situation could qualify for? The current guidelines seem pretty conservative.
What does 50-75 miles a day extra commute cost? A home right next to your office is probably worth $50k more in home price.

ParticipantFor me, I would do a condo or townhouse to get a top school for my kid and or a short commute. And would live in a less safe neighborhood to attend the best schools. If that scenario existed.
There are some 10’s in San Diego county. Or at least by this scale.

If you have the home improvement skills, you could get a fixer and put some of your cash toward repairs. Done right, you could gain some sweat equity out of the gate.

ParticipantWe really need more data. How old are you and your husband? Will his income go up or is he at the top of his earning potential? How long do you plan to be a stay at home mom? Will you earn an income down the road? Any home improvement skills or DIYers? How important are the schools your kids go to? Do you demand 9 or 10 out of 10 on the rating scale? What are some of your top choice neighborhoods?
I’m probably of the camp that leans toward putting minimal down and invest the rest.
Great ideas to “work” the little old lady on a deal to buy or stay. But if that angle doesn’t work, you need to compare rent vs buy with your new market rent. I think the buy camp wins out.

ParticipantAs a small business owner, I disagree that reforming the medical monopolies will reduce economic activity. If I can reduce health care and insurance costs, I can hire more people and put the savings into growing my business vs taking cost cutting action that may actually cut a job or 2.
Small business got fvcked by the Obama Administration.
