ParticipantI rent an awesome 1.5M condo for $3,500 a month. No hassles, no prop tax, no condo fee. I am not concerned about purchasing before my lease ends. If I have to eat a few months, I am still several hundreds of thousands of dollars ahead. I will buy most likely sometime between tomorrow and 2011. I want a deal, or I will happily keep renting for pennies on the dollar.
My rental is new so I don’t have to put too much maintenance into it, but I have rented a few shit holes in my day. I have learned, that it’s is ok to do a few handyman projects on a rental.

ParticipantDepends how sophisticated the landlord and or tenant is. For example, pushing the eviction to the last day then filing bankruptcy can delay it further. It could take 4 months.
The laws favor the renters and gives them the upper hand if they know what they are doing.
I think month to month only requires 30 day notice in California.

ParticipantI am a landlord and a renter, so speaking from experience, the laws in California favor renters, as it should IMO.
In, California, if a lease is month to month then you need to only give 30 day notice, if it is a week then one week notice. I was month to month. The landlord acknowledges receipt at the next day Eastern Time. I believe that if you use regular mail, then the time clock starts the day of the postmark. Again the laws favor renters. The property is in California, so I would guess that time zone dictates the time clock.
Anyone else… an attorney perhaps?
