My realtor took us to this house and it’s definitely been lived in. The backyard has not been kept very well and the interior of the house has a very odd design. Regardless of what the house sold for 5 years ago, I don’t think it’s worth the $895K it’s currently listed for. Maybe about $50K less than that as a possibility. If you don’t think it’s worth $895k then all the smaller “Serenity” homes should be around $700k. This home has more square footage with a larger lot and is supposedly of higher quality. Thus, are you implying that “Stonebridge” in general is still way overpriced?

ParticipantHOA seems to be very high to me given the fact that there are no community pool or any significant facilities. Most other communities charge less than $200/mo. for maintaining common areas.

I agree, living in a new house is something priceless. I personally despise the smell of older homes and don’t like to worry about possible problems in an older home. Stonebridge is one of the few places in SD county where you can own a new home with a large lot at a price of less than $1 million. As long as you see your home as a place to live and not as an investment and don’t mind if the value goes down by 10-20% you should be able to sleep at night.

ParticipantI was told once by the home builder that many lenders require at least basic flooring before closing the loan. This means that you have to remove the basic flooring later on and replace it with upgraded materials. I asked them if I can ask my own hardwood company to install the floor if the lenders approves him. The builder agreed and gave me a credit for the flooring. We saved about $3k.
I would recommend installing the flooring before you move in to avoid the hassle of moving your furniture around.
