I never said that people should not be able to live in the suburbs.
I said that people with urban lots should be able to build denser housing without local government zoning and neighbors having veto power.
If you want to live in an old house, that’s your choice. But if I want to tear down my old house and build a new one, I should be able to do so.

The problem with not allowing input from anyone is that this increases traffic, noise, water/power usage, possibly crime, etc…Also, you may “think” just because you want to build up won’t affect others since it’s not on their property line, but as some of the points above, that’s really untrue.
In a way, I suppose HOA’s and master planned communities have their place. You don’t like the HOA terms, don’t move/live there. Living in an HOA place now, I actually made a comment earlier this week to my wife that I (amazingly) actually prefer it.

joecParticipantybitz, do you have a quick link of some of those weighed key keyboards with full keys? I remember maybe 10 years ago checking a piano store out and seeing them and couldn’t tell the difference from a regular piano. I think back then, it was like 2-3k or something though.
I definitely wouldn’t mind having something like that around the house to screw around with (hated practicing, probably played for 5-7 years, but glad I learned since I can still read music) and would love to play again…

joecParticipantMy brother lives in Texas and I would agree with mostly what BG just posted…My bro has been posting every positive thing about TX for years and no one within our immediate or extended family has moved yet. One thing that is pretty major in TX is they have no state income tax, but their property taxes are much much higher. With a single income, that helps you much less unless you were both dual, high income earners (which my brother and his wife are).
There’s also no Prop 13 so property tax assessments can sky rocket your bill in any given year. I’m sure someone can post more current info as to what their tax rates are (I think it’s in the 3% range).
Texas sounds cheap on paper for housing, but there is a reason for that. Texas has so much land and it is far more receptive to building and construction. Houses never boomed there and from reading about real estate there, it has never appreciated…ever. Maybe an expert can chime in on this also.
Properties can cash flow for rental purposes, but that’s a separate thing which people take advantage of to benefit from depreciation, diversify from stocks, etc…
IMO, I think San Diego will appreciate more than Austin over the next 20-30 years…
