ParticipantAs to whether San Diego real estate is better or worse than any other place, I’ve learned from sad experience to only buy something that is no more than fifteen minutes from your house. If you don’t keep an eye on your places, they tend to “slip” quickly. No property management company cares about your property the way you do.

ParticipantJust because something seems to work out on paper doesn’t mean that it will work out in practice. I’ve had rentals for about 20 years. I’ve always done my own maintenance and tenant screening and yes, I have been burned a few times. There’s nothing on the market today that would tempt me to make the plunge into more properties. Everything is overpriced and you can’t hope to make it up through appreciation. Try carrying a SFR for two months with no rent. Sure skew your figures.

You can’t tell me that they cannot find qualified personnel to work for 50K per year. The argument that “they put their lives on the line” rings hollow with veterans returning home from Iraq where they did the same thing for 30k per year.
