ParticipantI didn’t say most buyers in 4S are Asian or American. I just say what asian or american people like mostly, NOT ALL! some real estate agents told me what other asian/american buyers want and reason. You can identify their race but you cannot identify their asian/american mind. Like ABC or other american born asians, some of them believe they are american but some are not.
It is common sense that the earth is not perfect sphere and the sun positions slightly different during summer and winter, why we need to adjust our clock for sunlight saving. The direction is what asian believes to pick a comfortable house based on the year round weather traditionally and sensibly.
The house faces all directions. Front and back of house have lots of windows than the sides usually for SFH. Also, windows doesn’t insulate heat well compared with walls. That’s why house faces east/west get lot of sunlight and heat in. Most of new houses have tint window to prevent heat. Government also rebates you on switching to tint windows to save energy.
Since we have air-con/heat at home mostly, people really don’t care about the direction issue. If you care about your electricity/gas bill, you may want to know about it.
It doesn’t make sense to you because you don’t know about it ? or you don’t like about it?

ParticipantSee several new constructions in Westwood, West Bernardo Dr, no MR, they are on MLS market, not sure HOA, it seems they tear down the old house and rebuild it.
