The vacancy is 4.8%, right near the 5% magic mark
Timely piece.
Note that rental rates are still up 2.8% since the fall survey. The trend remains, but weakness is around the corner. All this, despite 2.5 years of falling home prices and 6 months into a local recession or at least a zero growth/zero job growth.

ParticipantHere’s my issue with looking at the Census Bureau stats-it relies on people to return their questionnaires. How many non English speaking immigrants, legal or illegal fill out Census forms? More so, how many of them would want to if they are violating their lease in some way with the number of occupants?
I agree !
My guess is that Census Bureau underestimates our population growth. And that people’s observations of larger number of immigrants living together are simply not counted.

I was not pretending anything. Since his Mom was from Kansas (and her parents also were from there), as my mother and her parents were, there is even a possibility that we are somehow related. After all, how many people lived in Kansas 40-50 years ago ? I need to research this issue.
So, we do share some European ancestry somewhere. Whether he or others consider this part of his ethnic make-up is another matter.
But, to me race is not really the driving issue in this election. My main concerns are how we can move forward as a country and recover America’s dignity and respect from the rest of the world, while also promoting a more prosperous and growing economy. My problem is that I think Obama aids in providing an opporunity for a fresh start on the former issue, but may not be the best candidate on the latter issue.

2000: 2.73
2006: 2.72
During this period …
The net population increased by 127,000 people
The net outmigration was about 100,000 people.Therefore this included an increase of 227,000 people solely due to foreign immigration and birth. These are likely heavily weighted toward immigrants from Latin America and births of those with Latin-American heritage.
227,000 is over 10% of the county population. Yet, this large demographic shift results in less than 1/2 of 1% change in the size of households.
Therefore, the anecdotal observation that immigrants live more to a household is not reflected in actual data.
