ParticipantUnless you demand the 3% you wouldn’t get it. They try to play hardball, so be damm adamant(throw a temper tantrum).Also shop around for the mortage before you go in. Ask them to match it (they can’t). You can then negotiate the incentives that went along with using their broker.
Most of the buyers are suckered in by the financing. This is where they make back the money IMHO.

ParticipantI have been to the courthouse auctions.I haven’t seen any of the houses on the MLS after 3 months.Why foreclose in the first place? why not accept a short sale and spare the great fools for buying over their heads in the first place??

This is what is happening in the appraising world. The comps are beimg manipulated IMHO.Would you buy now under these conditions?

Participantbugs, you may be “a play by the rules” appraiser. Show us articles, expose etc of the appraisers that have been caught and punished,or any investigation of Appraisers that is going on.Lets expose them here. Do they carry malpractice insurance? So that someone, who overpaid and is struggling, can recover from them and their insurance!!

ParticipantAppraisers are like the wind, they sway in whatever directions will bribe them. They are just as responsible as the Subprimers for the market run up in fake prices.I know that they are exceptions but the majority are just HO’s(I said the H word).!!

I haven’t seen any real reductions in their prices have you?

ParticipantWhat about “you must use our lenders” part if you want the incentives? Why should a buyer have to go thru this game. They claim they are giving incentives and take it back with the mark up on the mortages. Is this legal?

More than likely IMO they were Physicians as they wanted a quick move in house by June as they start work in JUly. New Physicians start year is July 1.
