In RSF I recommend Fairbanks Ranch if you can find a newer or remodeled home(last 10- 15 years). land is 1+ acres, HOA’s are relatively low, family and secure community , SD Schools rather than Poway, and easy access for RSF.

If you are OK with Poway Schools look at SantaLuz. HOA’s are high

We funded with a super jumbo 2 5/8 7/1 no points and no fees.

Believe it or not I actually feel rates will go lower before they go higher.

If they go lower I will refi into a 30 year or a 10/1 product in the next 1-2 years.

If they go higher and I still own the own the house in 7-10 years I will pay off the loan

Rent in CV SFH at 2300 sf came in at $3500.

I have to say by waiting I did continue to raise the bar as I had the opportunity to determine what I did not like.

We put our 4 brm up for rent and received 12 inquiries noting a rental “as is”. We did not have time or energy to carpet and paint but it did not seem to be a problem.
