ParticipantI believe that Temecula has another 20-25%+ to drop…………………and it will do so over the next 24 months. Probably half of that drop will occur within the next 6-12 months. Nobody knows better than you what your plan should be. One thing’s for sure: there won’t be any shortage of inventory if you decide to wait for somewhere close to the bottom.
Personally, the neighborhood is #1 priority for me. That being said, I would never buy a home that backs up to or is very close to a busy road. Too noisy and a bad selling point if you ever want to sell. Pools are a pain in the butt……………too much work and fuss for the little bit that they get used after the kids grew up.

*Foreclosures have continued at their present pace and also moved into a much larger segment of the nicer coastal areas like CV, etc
*Prices have dropped another 15% in the nicer areas
Then…………………”HS-Dude” time will truly go into high gear because that’s when panic will hit the people who still have equity in their homes and have been waiting for recovery. If both of those items above happen, sit back and watch the next installment of Price Wars because it’s going to be “Holy Shit, I’ve got to unload this house” time.
Different subject: I also follow the LA market and inventory for sale has jumped from 42,458 homes for sale to 45,493 in the last 21 days. A sign that some sellers are already panicking because listing prices have also substantially fallen in the last three weeks?

1. To get the load of these mortgages off the backs of the banks and on to the Federal Govt. at a much lower loss to the banks than they are going to otherwise sustain. This action will pay back the money that the banks have been investing in lobbyists who have been greasing the skids for the politicians (like Dodd)
2. Make all the self-serving politicians who are pushing it to look like hero’s to enough voter’s that will keep them or their party in office and in control of your $$$$$$$$$$$$$$$$$$$$.Our Congress has become so corrupt and it seems that nobody on the hill wants to do anything about it because the majority of them are receiving their juicy slice of the pie.
Bush says he will veto but from what I’m seeing, they may have enough votes to over-ride his veto. If this was coming up for a vote after January of next year, we wouldn’t be seeing all this good-spirited cooperation from both sides of the aisle because the elections would be a thing of the past.
