I agree with your assessment, but wonder if “don’t fight the fed” is ringing true once again. The old bank I used to work for beat Q2 EPS estimates and are telling investors that the portfolio is holding up well.

New listings 32 same as last week.
Very much in line with what we have been seeing since mid-June. They keep coming at a slow steady pace not meeting demand.
New Pendings up to 44 back up from a lull last week. Did not expect that! Thats 12 more than the new listings. Inventory has now been declining for 3 solid months.
Closed sales at 37 again the high point since early April and reflects all the frenzy of last few months.
Only 10 price reductions.
Total houses for sale back down to 112.

Guilty! Got lucky and made a killing on our SEH home before selling last year, concerned about economic fundamentals and have resolved to renting in Carlsbad while the kids finish school and go off to college. Since we can’t family travel like we’d hoped, considering a cabin up in the mountains as a weekend getaway.

My old neighbor told me they’re putting in a pool because they got a mortgage forbearance and the wife is actually making more on unemployment than she did working. All this after they drained their retirement to buy the home and were on a payment plan with the IRS for the big tax hit they weren’t expecting.

A bit ironic, though, that they banned plastic bags but everything you buy at the store and then put in your re-usable bags is packaged in plastic. Have to start somewhere, I guess.

I can’t imagine this doesn’t have a material impact on pricing over the next 12-18 mos with the government intervention being the real x-factor.
Feel fortunate I didn’t just get into a big mortgage and am still liquid, these are going to be tough times for almost everyone.

Second, don’t you think at some point this government-guaranteed debt funded increase in college pricing will come to an end? Maybe not in the next 5 years, but it seems the path we’re on is unsustainable.
evolusdParticipantI hated how Warren strategically avoided the question about raising taxes on the middle class to pay for Medicare for all. That’s what I hate about politicians. She scares me. Thought Mayor Pete did well and I’m a big fan of Yang – those two have the best chance at converting Trumpers and getting independent votes.
evolusdParticipantI’m a salary + commission structure. Ran the numbers under both the old tax structure and new tax structure and ended up paying less as a % of AGI under the new tax laws. While my deductions were significantly less due to the SALT maximum, the Child Tax Credit (increased amount and not phasing out) helped me a bunch as I have 3 kids.
Also ran the numbers and determined that owning a home doesn’t benefit me as much now tax-wise; made the decision to sell my home to move to a different high school district a bit easier.
