The one that sold for the higher price seems to have a higher level of upgrades (wood floors in much of the downstairs rather than ceramic tile/carpet; granite blacksplash in kitchen rather than tile; granite in master bath; etc).
The write up is a little unclear, but it sounds like it *may* have been a model home at one point.
I doubt it was worth $210K more, though!!

ParticipantI just cruised around 92115 on zillow a bit. These SDSU illegal mini-dorms are renting for insane prices. There is one place claiming to be “7 bedroom, 3 bath” in 1916 sq feet, and renting for $5100 per month. Something tells me it’s not 1916 sq feet any more…
The rents these places get is crazy if you have the stomach for an illegal remodel and dealing with college students and their partying ways.

ParticipantMy parents live in a SFH in 92115, east of SDSU and north of College Ave. Not very close to where you are looking at condos, but still interesting.
Some interesting facts:
1. This particular area in north 92115 used to feed into Mann/Crawford, but for the last ~5-10 years, children in that area can enroll (WITHOUT lottery) into Lewis JHS and Patrick Henry HS in Del Cerro/San Carlos. These are much “better” schools. Hardy Elementary on Montezuma is also good, and it is also fairly easy to “lottery” into Hearst Elementary on Del Cerro Blvd, which has an API 942 for 2012.2. Many of the homes on my parents’ street are the ones being converted into “mini-dorms”. This is not good for my parents, unless they decide to convert their own home into a mini-dorm and buy elsewhere. However, it may be interesting to some of you. I have literally seen real estate investors walking up and down the street scouting for new properties to buy.
Still, fairly affordable area… and decent schools, too… if you can deal with all the college kids.

After 20 yrs, if the employee contributes 3% of salary, the employer (Scripps) contributes 6% of salary.
So 33% of the contribution comes from the employee, and 67% comes from Scripps.
Of course, the employee should probably try to save much more (~20% of income.) My guess is that Scripps’ contribution would stay at 6%.

ParticipantI know it’s a joke and all, sort of amusing in a few spots, but it is just dumb and clearly reflects the views of someone who is a 20-something, lives in the hipsterish Hillcrest/North Park/South Park, downstownish area, where the map is very nuanced.
I think they have lived here less than 10 years if they really think of Mission Valley as “Target Valley”. Um, that store hasn’t even been there very long… it used to be Montgomery Ward. Bottom line: they could have come up with something better for Mission Valley/Fashion Valley, I think. Maybe, “2 malls and Ikea” or something like that.
I have apparently spent my life in The Outback, Probably Nothing, and now in “the 1%”, so what would I know? Still, I’d rather see an adult / longtime San Diegan version of the same map. Lots of other fun stereotypes to poke fun at, I would think.

ParticipantI actually live in 4S Ranch, in the Talavera by Davidson area that you mention. We moved here last April and love it. I think you get a lot for your money in this area. 9 years old, ~3800-4100 sq feet for ~$800-900K, with generally very nice hardscape and landscaping. The only thing I would change is that I would like more little kids to move in… I have very young kids, but the majority of the kids are middle school/HS age (probably because this section was built in 2003). My little ones need some future playmates!
We have a great view of Black Mountain, but I am envious of those on the canyon rim. I think there is only one Talavera home for sale at present, at least according to zillow. But maybe if you keep your eyes and ears open, something else will open up?
Are you trying to do a private sale to avoid realtor fees?

ParticipantMy husband and I finally stopped by yesterday as we live in the area and like to look at model homes.
We were pretty shocked to learn that they are already almost sold out!
If I understood correctly, the woman there said that the model homes opened in August, and there are only 3 units remaining (two regular lots and 1 of the 2 models). The remaining ones are somewhere in the region of $1.0-1.1M. I think there were 25 units total in the development.
Both plans are nice… yard size excellent. I especially liked the “casita”/”game house” in the back yard of model 2. It looks like the first families are moving in to the neighborhood now.
I still like my own part of 4S (“Talavera” in the Deer Trail region) for the money but these are nice too.

ParticipantI make the 4S to UCSD area commute daily. It’s sort of annoying but not that bad. (Usually about 40 minutes if leaving at 7:45 am).
But yesterday (12/11/12) was atrocious (almost 1.5 hrs), thanks to the major accident on 15S causing thousands of people to try to cut thru Camino del Norte down thru RPQ to get past it.
