ParticipantI like the south side better because it lacks that “grid-like” feeling (lots of straight streets) seen on the north side. Sometimes I have driven around in there and had a feeling of being in an endless sea of cookie cutter houses. I have not felt that way on the south side. I imagine that in the Mission Ranch area, it does not feel that way, either.
On the south side, I am not such a big fan of the Palomino area. To me, it is too much of a hodgepodge to have a brick colonial home next to what I’ll term a “Miami Vice” home. The styles of the homes just do not match at all and it ends up looking odd.
I agree that Ivy Gate is very nice. However, I have not seen any homes for sale there in the past 6 months.
I have not been on the trail to Lake Hodges, but I plan to check that out. It sounds nice. As I mentioned, I live in the Deer Trail area (Talavera). I live within 2 blocks of two different pocket parks. Each of these has access to trails which go down into the canyons and/or soccer fields. I have been on hikes of 4+ miles on those trails. You can apparently walk to Del Sur and beyond to Santaluz, although I have not done so. I’m sure as Del Sur develops further, the views will be less spectacular, but for now it is quite lovely.

I just checked and this property is now listed as sold on 8/31/12 for $960K. I feel like the market really is turning a corner!
I hope you enjoy Mission Ranch Estates. I’d like to see the model(s) at some point. Again, I don’t know that specific area, but I have very much enjoyed living here in 4S.

ParticipantI don’t know the answer to #1 or #3.
#2, Her medical plan (Medicare) probably covers nursing home care for a set number of days (30 days, I believe). After that runs out, the nursing home staff will suggest that she goes home. Otherwise the family has to pay out of pocket.
Medicare does NOT cover indefinite nursing home stays. This is why medical bills can bankrupt a family. They family can choose to “spend down their assets” until they are very poor and she is eligible for MediCal. Then MediCal will cover nursing home care… but in bare-bones kind of facility.
This is why long term care insurance might be a good idea. (That being said, our family doesn’t have this yet).

ParticipantThe name of the street where his parents live was mentioned in some of the local coverage. I google mapped it, then did street view and easily found the house as pictured all over the media today.
On google maps street view, you can see a white sporty car parked in front of the house on the street. Googled for pics of the shooter’s car from today… yup, same car! Pic taken in Feb 2011. It was kinda creepy to see.
Google maps shows so much. I can actually make out the license plate numbers for his car and his one of his parents’ cars.

ParticipantAbout 11 years ago, I sold a car in the state of Maryland, to a woman (my friend’s mother) who lived in New York. When I sold the car, I took off the license plates. Not knowing what to do with them, I believe I just threw them away.
About 4 years later, I am living in California and get a notice from the state of Maryland telling me that I owe them about $4000. They claim that this is fees for having an “uninsured vehicle.”
My friend’s mother registered the car in New York, but New York never communicated this fact to the state of Maryland. Neither did any of the insurance companies. Fortunately, I was able to track down my friend’s mother and she was able to provide proof of insurance starting from shortly after I sold it to her.
It took quite a few phone calls, letters, and faxes to get it all sorted out. I can’t imagine how it would have worked if I hadn’t been able to track her down.
As far as I know, there was never a warrant out for my arrest, but hey, you never know!

the promotional materials for some of the tract homes I’ve seen have a map pointing out such key San Diego locations as UCSD, Del Mar, Qualcomm, Balboa Park, and… “99 Ranch” Market in Kearny Mesa! I wonder what demographic they are targetting there?
(i can’t remember which community this as…either Carriage Run or Del Sur, I believe).

ParticipantI thought people had to REQUEST a reassessment. We did this for our old house (purchased in 2006, asked for reassessment in 2009) and it was granted to us after we filled out a short application including a few recent sales comps.
But I had no idea that the county would just send someone a letter saying, “your house has droped in value and now you owe less.” I wonder if this varies between the city and the county assessors?

ParticipantHmmm, well it looks like the property I mentioned is no longer listed for sale. Well, anyway, I still urge you to check out the area. However, the homes currently listed are in the high 800s-900s. I’m not sure how realistic those prices are based on recent comps, but time shall tell.

ParticipantHi there, I know we have talked about these Del Sur homes before (many months ago). I think that the corner lot has a premium because it gives a more open feel. In the homes in the middle of the block, you are looking into someone else’s house only a few feet away. We looked at Carleton a LOT last year. Say hi to Matt and Erin in the sales office!
