They have very good rates but they are not a good idea for everyone because,
(a) you need high credit score and good equity for a good rate
(b) You pay upfront for credit report (~30) and appraisal (~350) but your deal is not final and locked until those two items are complete. If your estimates were too far from reality then your deal can change.It worked out OK for me, but in hindsight you can get more or less the same deal (maybe 0.125% higher) from a good mortgage broker with far less uncertainties and (probably) better service.
