ParticipantIf you are using the loss as a deduction, I believe it will be subtracted from your I side of the DTI ratio. I had a home office deduction on my taxes that was deducted from income for the DTI calc. I closed in Oct, and they were pretty thorough in the underwriting.
Talk to a pro about current standards. Sheldon helped me get my finance documents in order well ahead of going into escrow (also because I was so picky about finding a house). Be sure your DP is seasoned and you don’t have any bank deposits other than your W2 income (if possible). I was cashing my girlfriends rent contribution at the time, so I wouldn’t have any deposits.
However, I am not sure if there are guidelines about heavy gambling wrt credit worthiness.
Is he playing poker? I would like to get some of that $7500 😉

I guess all I needed was good sob story, with some distractions built-in (rent to me please, I have no where to live).
I would play hard-ball if I were you. Issue the notice to perform, put it back on the market and tell them to get a rental (corporate or whatever). With the low rates people’s price ranges have increased. You might get a better offer.

That family had a horrible experience and were lucky to get out alive, I feel for them. However, they were not being smart about their travels: (1) A new truck pulling a big “weekend warrior” trailer is like waving a sign saying “I have lots of money” (2) Driving at night is a big no-no.
In addition, the police know of this scam and it has been well published. If you are signalled to pull over on the road by an apparent police car at night with sirens and lights, the real police recommend you to find a well lit area with lots of people before you pull over (even if it is many miles).
