If they are yearning for a new leader, maybe I can be of help, I’ll give it the ole college try.
All houses will be foreclosed upon, tsuinami, tsuinami, blah, blah, everyone is underwater, government intervention will fail, you can buy a house in carmel valley or on the beach for 100k but even that will be knife catching, houses will be ten cents.
How’d I do?
You forgot lots of charts showing arrows pointing out obvious increases/decreases. I always like the arrows, as if somehow I wasnt able to figure out directions on a graph.
And I wont bag on the guy totally, some of his information was usefull in understanding what is happening and what wasnt. Your average person reading the news paper thinking prices are going up cause the median is going up could learn a thing or two, especially from some of his earlier work.
Our recient expereince with the bubble taught us how much people dont know Jack or Sh$% about real estate and how far alot of people will go to sell RE to those people. Someone on the opposite side will hopefully balance out the conversation alittle.DWCAP
Participant
The narrative also mentioned flat NODS, increased NOTs but decreased Sales back to the bank, which makes me think that loan mods and short sales are taking a bite, that is the real story.
TG,
I am willing to offer an alternative idea on the NTS’s not going to the bank, other than the Modificatons/ short sales are doing the job. Short sales are surly having an effect, I just dont know if it as big as what we see in the graphs.
Banks arent making the final step and foreclosing. Not because they are modifing/selling anything, they just dont want the house. In a market like the one we just went through, are still in, will prob still be in next year, can you blaim them?
