Participant
90%+ of mortgage loans today are govt back. It IS frightening. It is nothing more than artificial manipulation that will continue for one reason, just imagine what will happen if they stop.
I guess it is like a Ponzi scheme, once you start there isnt any way to stop.
Investors buying MBS today are buying 30 YR bonds with a yield of less than 5%. Bondholders dont service the loans. The net return is lower than the rate being paid. If/when interest rates go to 6%-7% the market value of the bonds will fall eroding the principal.
Everybody is great at “predicting the past”
very few people can predict the future.
I keep wondering about this. Everyone knows rates will have to go up in the future. So all of todays bonds are gonna be losses for their owners if/when rates rise.
Isn’t the whole problem with the financial system the unrealized losses rotting on balance sheets, weither they be residental, commershal, or personal (cc, auto etc) loans? Even if Banks are not holding onto the loans, someone is, and they are not going to be able to do much buying in the future if they have to adjust for today’s built in losses. How is putting more guarenteed losses into the system gonna fix the system, when the problem is too many losses? I guess it props up the banks until the buyers stop buying, but then what? Perpetual Fed monitization? I suppose mark to market is never coming back.

Participant
DW, I don’t recommend auto loans for than a year or two. Save up and pay cash instead of buying now and financing. Drive a clunker with no debt.
I do, though it isnt really a clunker. I like my 10 year old pickup I owe nothing on and have no intention of buying anything for a long long while. Only averaging about 9k miles a year, I hope to get another 5-10 years outa her. I was asking more for future reference. Eventually my old girl is gonna have to go to that big scrap heap, and I would like her passing to be as costless as possible.

ParticipantI have to say I got saddened and jaded when I read that Obama won for doing nothing other than being elected prez of the USA. It’s pathetic, and I think cheapens the prize as a whole. Atleast the previous presidents who won it got it for negotiating the end of wars, you know, actually DOING something.
Having said that, I actually feel kinda bad for Obama about it. Reading his quotes, I dont think he really wanted it and knows that the reason he won it is just wrong. But he can’t say no, so he is just stuck. I really think he wants to be a prez for all Americans, and not a black president, but he can’t get away from the racists who support him. I didnt vote for him, and dont support the majority of his policies (same as I didnt support the same policies under Bush), but I do think he is smart enough to know this is wrong and not be happy about it.
And the reasons they gave for giving it to him, his “extraordinary efforts to strengthen international diplomacy and cooperation between peoples” is total crap. I guess that is where Arraya’s title line came from. ‘extraordinary efforts to strengthen international diplomacy and cooperation between peoples- by not being Bush.’

Participant
Lots more could be written….HLS
If you keep writing, Ill keep reading.
The two books on my pigg reading (if they are ever written) list are:
1) ‘TG’s guide to anything/everything’.
2) HLS’s ‘Dont be a stupid consumer’.On a side note, where would you get a auto loan? Bank? Credit Union? Dealer?
Oh, and what would happen if the governmemnt steped out of Lending? Just theoretically, would banks stepup and lend without being able to just offload to the GSE’s?
