I can’t believe they jacked our rent up so high in UTC. $1270 for a 1B1B maybe 700 sq.ft. apartment and they can’t even fill the building with tenants. I moved in here 3 years ago and everything was fairly nice. Then….I went almost 2 weeks without hot water last year. We have 2 pools but nobody is ever in them because they are too cheap to heat the water so it is freezing cold. There are 4 ways to get into my building, 2 of them have door hinges but no doors, one has a door but does not lock and is missing the door handle, the final one has a door handle but does not lock. The gates are broken more often than they work. Guess whose attention this brought, thieves. The intercom hasn’t worked for more than 2 years. Enough is enough, I’m moving out.

Is it condo, condo conversion or apartments? I would get out of there as fast as I can. Why they have the nerve to raise rent?June 17, 2008 at 2:29 PM in reply to: What do you folks think about this sub-$100k condo in MM? #223953cv2
Participant
cv2,
The properties that i listed where the same.
The mls# was 080041506. An agent contacted me that it went pending already.Personally, I’m looking into all the attached inventory in Carmel Valley too. I know it’s considerably more expensive there too, but there’s a flood of condo converts there, with several folks severely underwater trying to sell. I hoping I can pick something cheap there in due time too. See my previous post on CV attached markets.
Hi FLU, I think Carmel Valley needs to drop another 30% before the numbers make any sense.

FLU: I could not find details on the two properties in your original post.
‘Tis a tiny place but right next to Miramar college, there’s a good chance an international student may rent it for $800/month which can more than break you even. I also like the proximity to shopping, cinema, Indian food, Miramar Lake, and Scripps Ranch.
That being said, I wouldn’t want to live in the area. IMO that part of MM is the worst. Parking there leaves you a good chance of getting your car broken into or stolen. Car thieves love quick freeway access, like this area provides. Also the unit looks old and run down. It looks like a conversion.
Thanks nostradamus.
Even if you can rent for $800, $100K at 7% is $600/month, plus $200 HOA and $100 property tax, plus other costs can easily set you back at $200/month.
What’s your opinion on this:
