ROE = 12%
Cap rate: 3.4%
How do you calculate ROE since cash flow is negative? What’s Cap rate?
OT: Lakers will do well next year and they just need one more super star besides Bryant. Somebody needs to step up or trade.

What’s your opinion on this:http://www.sdlookup.com/MLS-086008579-11041_Via_Parma_San_Diego_CA_92129%5B/quote%5D
The listing doesn’t provide enough info to form any opinion. This would be the type of place I’d have to go see.

This property is at the corner of 56 and 15 intersection. Like a townhouse (2 bedroom and a poultry one-bathroom upstairs), kitchen and living area are downstairs. The rent is probably $1,400/month. I am interested in property is because its potential: good school district and dirt cheap. The current asking price is a little more than half of the 2005 peak price. However, I knew little about that particular area. So I am very hesitate to make any offers.June 17, 2008 at 7:31 PM in reply to: What do you folks think about this sub-$100k condo in MM? #224500cv2

No harm in that. I like MM as well. If other people liked it a lot I probably wouldn’t like it so much. Not because I’m trying to go against the grain, but just because having a tarnished reputation keeps the SUV-enshrined soccer moms out. Heaven forbid their children should be exposed to real-world elements, we must shelter the younglings, keep up with the Joneses, and maintain grandiose appearances!Lots of people take what MM has for granted. Good or bad it’s got one of SD’s most used traffic corridors, there is an array of international markets and restaurants to choose from, including what I think is one of SD’s best restaurants: Wine Sellar and Brasserie. It is also close to good jobs and schools. I think if they built some clubs and entertainment venues this place would have a major revival as far as desirability. Few people see this, I’m happy to be one.
I like MM too! Before we bought in Carmel Valley, we lived in UTC and did most shopping in MM. After we moved, we still shop at MM.

I can’t believe they jacked our rent up so high in UTC. $1270 for a 1B1B maybe 700 sq.ft. apartment and they can’t even fill the building with tenants. I moved in here 3 years ago and everything was fairly nice. Then….I went almost 2 weeks without hot water last year. We have 2 pools but nobody is ever in them because they are too cheap to heat the water so it is freezing cold. There are 4 ways to get into my building, 2 of them have door hinges but no doors, one has a door but does not lock and is missing the door handle, the final one has a door handle but does not lock. The gates are broken more often than they work. Guess whose attention this brought, thieves. The intercom hasn’t worked for more than 2 years. Enough is enough, I’m moving out.

Is it condo, condo conversion or apartments? I would get out of there as fast as I can. Why they have the nerve to raise rent?cv2
