CBadParticipantUnbelievable. Unless she sold a kiddy inflatable pool and extra Hot Wheels how could she not be able to make the increased payments even if only for right now? If she still can’t swing it after doing that, then hell yes get a roommate! Get a second job! What did she expect them to say? Don’t worry about it; we will make an exception for you?

If both of you don’t agree on buying now I don’t see why you should. A compromise is having both of you agree that you do indeed want to buy, but you buy when it makes sense. Your wife should accept the compromise of having the plan to buy in X amount of years and not be childish about having it right now. (By the way, this is coming from a woman.)
If you must buy now, I don’t agree with the logic of buying the condo if you’re going to buy the house a couple of years later anyway. You’ll lose money on the condo; I think that’s obvious. You won’t make money on the condo if you rent it and will probably be cash negative on it. What makes you think you’ll still qualify to buy the house at that point? Even if you qualify, will it be comfortable being responsible for both properties especially if the condo is vacant? If you’re planning on children, will your wife continue to work? Are you basing all of these financial decisions on a two-income family with no children?

It’s interesting to see such a variance in opinion on this matter. I don’t think we’d ever live somewhere that had a HOA unless we downsized later in life and bought a condo. I figure if you actually own a home, you should be able to do what you like with it. Isn’t that kind of the point of owning it? I realize there can be certain downsides to owning without a HOA but to me the negatives of having one outweigh the lack of one. I guess you just need to pick an established great neighborhood which I know is not a guarantee but so far I guess we’ve been lucky. The majority of the owners around here take great care of their homes but we have a couple POS’s in the mix (which people are eyeballing for teardowns). I like when all of the houses have different styles, landscaping, colors, and elevations. I don’t want to have to count to find my stucco box in another shade of beige, even if I can be 100% sure it doesn’t have Christmas lights up in June.

CBadParticipantOMG, yes that one does take the cake! Did you see the chihuahua in the kitchen twice and two on the steps? I think there might be another dog curled up in clothes in the bedroom pic too. It’s like Where’s Waldo the dog version. There might be a little dog in every pic, I just didn’t find them all.

CBadParticipantHahahaha, no it’s in Carlsbad. And really, I’m not bragging, honest. Like another poster said it was really dumb luck not market timing genius on our part. My husband wanted this house strictly for the lot (which he thinks is small growing up on a farm but it’s huge for around here). The house was a real POS but it’s very nice now, just small. Well, it’s small for 3 energetic kids and two have to share a room. Luckily with the big yard I can throw them all out back when they are driving me nuts though, LOL! And my husband surfs so of course he’d love to be closer to the beach. His criteria for another house is closer to the beach, view, 3 car garage, and a bigger lot. My criteria is at least 4 bedrooms and a bigger kitchen. So, we’re talking very difficult to find and pricey! I think that means we’ll probably add on. We always intended to buy up until things got so nuts here. Now, if we were going to buy up, I’d want to shoot myself with the amount we’d have to pay in property taxes.
Anyway, not all of us owners HELOC’ed themselves to death over the past few years! π

CBadParticipantWe’re sort of in the same boat. Well, maybe not. Our mortgage will be paid off in 2010 (we did a 15 year) so we have a ton of equity. Our house is too small for our family of 5 (my opinion, everyone else seems happy) but it’s on an enormous lot 1 mile from the beach. We’ve also totally remodeled. So I think we are staying put for now. We’ll either add on or buy up when the market tanks. By then we may be mortgage free and able to rent this place. We’ll have to see how this all turns out in the next few years. But I don’t feel like uprooting my family and renting in the meantime.
