ParticipantLA FLASHBACKS,
Why is LA lagging?
LA is larger and slower to adjust. Like turning an oceanliner?
In the 90’s I recall that it went into downturn earlier, went in deeper than most cities, and the downturn lasted longer. ( I have no numbers to back this up, just speaking from memory )
The latest LA symptoms seem different than the ones prior.
Does anyone else have any LA Flashbacks to share?

Participant“..while consumer spending is now slowing, capital spending will remain strong and employment will remain low causing the market analysts to believe the economy is strong whereas it is already weakening.”
PS, did you mean rather “unemployment” ….. as opposed to employment?
Otherwise, thanks for the lesson on financial cycles.

ParticipantThis data might be convincing:

(Sorry for the format of the URL. I haven’t figured out how to creat a hot spot in this blog.)
This is Rich’s Part 2 of the Soft Landing articles in Voice of San Diego.
The compeling data to me is the history of the 2 prior real estate cycles and the inferences to be made as to what will happen with the current one.
Like you, my spouse (wife) wants to buy sooner rather than later, and I’m ready to wait 2 to 5 years. So, you can see that we have a bit of a delta in our home ownership desires.
Also, your point about not needing a marriage counselor gave me a chuckle – maybe we’ll see the emergence of the Personal-Finance/Marriage Advisor specialist profession…
Good luck with the discussion.

ParticipantPretty good article. Looks like inventory is growing at a fast rate.
Looks like prices are surprising flat (and not declining, yet) based soley on the article (June YOY)

ParticipantDoes anyone know what that equates to in number of months of inventory?
I seem to recall that 9 months of inventory was pivotal for past RE corrections.

ParticipantWill plan to attend with wife.
My re experience is limited to a house I bought up in LA back in 91.
But, hoping to get into the market when prices are going up, not tumbling.
Great forum for people like me (okay with waiting 1 to 5 years) and the little lady (let’s buy as soon as possible).
