Advice to family relocating out of state-Objective is to find nice 5 bedroom home in Encinitas for three year lease at $3000-$4000/month. Children would go to school in Solana Beach. Encinitas seems like a nice, laid-back family community and off-freeway travel time to Solana seems about 15 minutes or so. Don’t need to go to downtown SD every day.
Thoughts? Think finding this type of home in that area for long lease doable? Encinitas a good choice?
(vs. Carmel Valley let’s say)Lot of issues to think about when relocating from out of state with four children. Thanks!

ParticipantThanks everyone for your comments. I agree with PerryChase that the best strategy for us is to try to find someone that will work with us to assure us that the house will not go REO and we will work hard to assure them that we will be excellent, long-term tenants. That way both sides feel good about the transaction and have done the proper due diligence. Obviously, life holds no guarantees but you do the best you can to mitigate risk and then move forward.

I just spoke with an experienced RE attorney in California
to inquire as to tenants’ rights in the event a home that was being rented were to go REO. Essentially, he said that if a rental home goes REO, the banks (as new owners) can evict the tenants because the foreclosure effectively wipes out all considerations such as leases, second mortgages, etc.Assuming this is true, the only way I can see to mitigate
(probably not eliminate)that risk is to find out the amount of equity/debt the landlord has in the property.
Any thoughts from the group on the best way to obtain this information? Thanks.booter1
ParticipantBest areas for families in North County Coastal?
I am considering a job offer which would cause us to relocate to North County Coastal from the Chicago area.
Have four children ages 8 thru 15 years old. My wife is a native Californian and would like to be closer to family.
We lived in Laguna Niguel 15 years ago but realize how much everything has changed.We are not planning to buy although financially secure.
Our intent is to find an large home to rent(2-3 year lease)
(5/3 3500 sq ft.)in North County Coastal that would be close to a private school we are considering in Solana Beach.I don’t need to commute downtown but would need to go to the airport periodically but have quite a bit of flexibility regarding when I go to the airport.
Any thoughts from the group on areas to look at?
In looking at Craigslist, backpage, etc. It seems like Olivenhain, parts of Encinitas, etc might fit but I don’t know the actual areas that well.Would welcome any thoughts from the group. Thanks!

We are possibly relocating to North County Coastal area from midwest. Definitely intend to find long-term rental of an executive-level home (5 Br/3000 sq ft plus)if possible
as opposed to buying.What is the best way to go about finding inventory of rentals? I have been viewing craigslist, rentclicks. backpage and rental section of realtor.com.
Am I missing anything?Also had another question I thought you might know the answer to-if one obtains a long-term lease for 3 years and the home goes REO can the bank(as the new “owner”) remove the tenant before the lease expires? Thanks!
