wow I started a nice thread! Update on prices- 1 br 770 sf starting 119k to 125k average asking and 25k more for a 1000 sf 2 br. The wife balked and so I passed. But since Chrysler is working non-stop I am making nest egg cash and my Detroit suburb properties came all the way back-so the money lost by waiting replaced by equity gain so a wash. Funny- the guy who rents my luxury condo is from Laguna Nigel and transferred with GM for 5 years so I got first class guy and he says Laguna Nigel. We shall see. But make no mistake about it- the talk in 08 about we need to deversify we need to be like Pittsburg and reinvent itself- was hot air- Detroit is and was and will always be the leader of manufacturing in the free world- that said we are a boom or bust town- and since we are booming now- and let me give you the data – Jefferson North builds 1000 Jeeps a day sold @ 40k average of which 12k is gross profit- so after they include the lawyers, accountants and foreign pimps – the 3.6 billion my plant alone nets yearly is turned into 715 million profit for 2014 for all of Fiat . So that is the truth. Thats where the money is-not plumbing- auto production.Too bad Obama gave us to a pimp of men. Motown

But then again it is San Diego so add the wild card.Gunslinger is correct, 2 years ago. 400k would buy 8 50k rentals in Holly Michigan with city water /sewer. Rent 800 plus each. Taxes at 200 mo . 600 x 8 4800 minus repairs . way over 10%.

My daughter pays 1500 for a 2 br Mira Mesa condo with garage. 100o sf. I looked at buying it and with 10 percent down the payment is 1700 by time dues and taxes are added. I do not get why you guys are wanting to own always decaying assets that lose money. How can they ever raise in value from overpriced market? Metro Detroit still has 15% net returns.

I still think it would be a great place to retire.A builder bought my rental which in turn I used the proceeds to pay off my residence. My other condo rental went back above water by 100k. I am sitting on 400k in Motown property (red hot due to 16,000,0000 cars next 5 years.) I wonder if I should ride out the boom making my 180k for 3-5 yrs and then dump and if healthy at 67 buy Talega, or should I get in now and try to qualify for another 500k loan based on my 15k month income and 1800 mo debt, then rent it. birmingplumbParticipantHenry Ford pulled the farmers sons off the family farm leaving ma and pa holding the bag. Then the Cass Corridor was built to house the several hundred thousand transient southern worker. We had 100,000 at Ford Rouge, 60k at dodge main. Conner Avenue had 100 bars from Jefferson to 6 mile ( 6 miles) and at quiting time just after the War, there were 100’000 people on Conner. That was our heyday. One by one, plants closed helped by the Japan invasion in the 70’s. People bought Toyota’s vw’s and Datsuns. Once secretive auto companys were forced to sub contract components to compete with the jap government subsidized foreign cars. ( prob ours too) Once the sub contractors had control and we sold our equipment, they sold all our technology to Kia and others who sprang to the front with bought technology from suppliers with no loyalty. So thats where we went wrong folks. Suppliers broke the monopoly. It was good while it lasted. Detroit is a shell of it’s former self. When the plants pulled out, they left a waste land of welfare and liquor stores for the children to study. 4 th generation of welfare is here in Detroit. Add corrupt slick ass college boys politicians and u have the fox guarding the hen house. I moved my children to San Diego 3 years ago from Detroit. I was in San Diego to take my wife to see her dying mother, my father to see his 93 year old father. 1 year later all 3 were dead. I happened by the pipefitters union hall and signed book 4 for out of state welders. The call came in day before we were to leave. I passed the weld test and hired in 7 days 12 hours @ 30 something. My partner Eric took me to the tent /office and asked for my w4 form which he tore up, filled out a new one with my name and put “exempt” then signed it. I saved 24k in 10 weeks, saw the olympic flame pass by , worked on the Ocean, met great people and made contacts.I did buy about 20k worth of silver 100 oz bars and stuffed them in a suitcase for the drive home. My son and son in law became apprentices 2-1/2 years ago there. I owe a great deal of thanks to the people of California, the people of Local 230 San Diego, and the warm and kind people on this board who assisted me with finding places to live for my family as they migrated to the wonderful place that is San Diego. Bearish Gurl , especially helped me and for that words are not enough but will have to do for now until I can thank this person face to face. So God bless this forum, the people of San Diego and the great state of California, and thank you for making a dream come true for so many.The nuke closing was a sad day for me but I understand. I also understand the man hours for fitters and welders that will come and help the economy with jobs to build replacement power, no matter the source. Motown

He has a med -cal card but refuses to understand he needs to go to hospital and just cries on phone about me abandoning him at the 500 dollar a week motel I put him in .
I know he has a warrant for breaking conditions of community service on a shoplift charge months ago that was just served via a card left on his apt door i found when i moved his stuff. If i can get the right people behind me , and they could pick hi up for that warrant, I could start a conservatorship or guardianship process to medicate him. I thank you and love your kind heart. He refuses meds and return and is sick. I will buy the time i need by sending another 500 to hotel unless a solution using the warrant to pick him up is doable . But arrest / release seems to serve no value. I have letters in to everyone . All this happened my last 2 days there and I was blindsided by the dr in orange who released him to die on streets of santa ana. God bless you. He became so psycotic I had to fly out last Monday to move him out of the home found here by wonderful people (Bearish Gurl mostly) after being served eviction papers. He cannot live in Section 8 housing alone in his current condition and the chance is great he will lose his voucher altogether. I made the mistake by sending him to a state that has a law that says his rights to not take medication outweigh the fact that without it he is insane and has no capacity to decide such a matter. I love California, make no mistake. I failed in my duty to anticipate the worst case scenario and had no plan if this happened out there-(even though it happened in Michigan 2-3 times when he first started receiving meds 9 years ago). So it ended with me moving him and then having him refuse to come back with me to Michigan, refusing meds and me checking him in the only place in California that doesn’t do a credit check-motel @ $457.50 per week. The need for Laura’s Law to be implemented in San Diego County ( judge ordered forced medication for mentally ill) is begging to be answered by this plumber as he is still there as I sit waiting for my delayed flight alone praying for some way for him not to become a homeless statistic. Even having him arrested for threatening me in hopes the court and public defender would see his condition failed as they did see his condition, dropped charges and sent him for evaluation. They told me on phone they would hold him on a 5150 which allowed 72 hrs for evaluation. I drove home to my daughters from Santa Ana where he was finally going to (I thought) get medical attention. It became a nightmare when I called the next day to see what the Dr said. “Oh he was released by the Dr” said the nurse (who previously assured me no need to be there as she was certain Dr would initiate 5150 and hold him, then I could ask Dr to recommend conservetorship -so I could sign to medicate him) “where is he?” i asked, “we gave him a bus pass and he said he was going to San Clemente where he was picked up” “We gave him your number and he did have money (wrong) So after walking 13 miles to Newport Beach, sleeping on sand, then 7 miles back to Costa Mesa he calls yesterday and wants my credit card to check into a $200 room. I drove 100 miles and picked him up , got him a room and am praying on how I can either get my miracle now or find help in San Diego by making him the first patient under “Laura’s Law” currently being studied by San Diego Commissioners. (would be only second county in California to implement this Law. Please pray with me. Motown

I am stuck back at Chrysler since the Obama bailout and the demand for the Jeep Grand Cherokee and Dodge Durango have caused me to postpone my plans to open “Laguna Beach Mechanical” anytime soon. Detroit has “boomed” (original boom or bust town since 1935) since I returned right after the bankruptcy. We are working at full capacity plus Sunday scheduled production instead of maintenance. Quite interesting going on calls on the floor to fix stuff that should have been addressed during downtime no longer provided we tradesman. As far as a plumber goes, finding one should be from word of mouth. Don’t insult anyone and ask for bids on a 300 dollar job. Figure it like Frank Bleu the creator of flat rate pricing: If a lawyer contributes nothing to society (except future politicians) and charges 300 dollars per hour, and an accountant,who contributes nothing to society and charges 175 dollars per hour,why then does the plumber who is fully licensed and charged with protecting the safety of your now scarce drinking water and sanitary plumbing as well as installing a natural gas appliance (potential bomb) 4 feet from where your child sleeps on the other side of the wall be expected to charge 50 dollars per hour? Find a reputable union plumber if you can find one, their workers do /should have teeth. Call Plumbers local union 230 San Diego and ask for a referal. You will then have the full backing of an organization ( union) if he screws up and they will/should see he/she makes it right. And the few extra dollars you pay, well under that of a lawyer, will equate to value. Or you can join the housewife xxxx list for a fee and she can spin somebody’s company and collect her fee for what I just gave you for free.Motown(p.s- Daughter just got her 2 year evaluation with the owner of large immigration law firm (my daughter works for a lawyer?-she refused the 230 apprenticeship ) and has been recommended for a promotion to full paralegal. Unit sold ! 30-60 days to move again! 92104 was great except he took a unit on 30th and university and road noise, bus stop smoke, mean neighbor next door all made for a trying time on this old man 2000 miles away. Vons next door was nice. Voucher $1074 1br which includes utilities. So looking at $950 max. College area 92115 be quieter? Only few will accept small dog. Help needed soon.Should I work with a broker? His sister unable to drive him to look this time. Motown
