As for the comments about weather alone you are correct. You are very naive sir to think driving to the San Bernardino mountains constitutes great skiing. It is priced as expensively as truly great (Rockies, Sierras) ski resorts, for overcrowded, inferior quality [manufactured] snow/runs. Now Mammoth at ~8 hrs gets you arguably good quality skiing, but 8 hrs…

Short sales abound for anywhere from 15-30% below builder prices. Somewhere in the low 200s basically. Property tax is over 2%, plus ~$300 dual HOAs is insane. No wonder there are so many defaults and short sales.
Almost four years since the OP, and I still feel a lot of downward momentum in that area particularly. We considered it a lot before closing on our place in UC. Eastlake is not a terrible place IMHO (esp. if you can work from home a bit). Any thoughts from Piggs on where things may be headed there?

Viking, Bosch, GE—lots of quality brands go for pennies on the dollar (e.g., a coworkers’ Viking professional series range w/ the hood for $500). Sometimes it’s a squatter making a quick buck, but a lot of times I’ve noticed it’s just an out of work FB doing what they can to put food on the table or gas in the car before they’re evicted. You’d have to be a sucker to buy this stuff new retail at this point.
