I was wrong about the elementary school.And the main reason for Wolf’s downfall will be economics.
However, my points were made more about why one with a family would not want to live there. As a single guy, different story, closer to the hunting grounds next door. I do have a couple of buds who live there and are single, and though they are UPSIDE down, they do have a good time luring the ladies over from the casino to their pads.
School closures during tough economic times in California have happened in the past, and will happen again. That school in Wolf would be a likely target.
I am quite friendly with the boys in blue, and for those of you who don’t know, Temecula and Murrieta dating back to the 90’s have been a popular landing point for POlice and firemen from the LAPD and the LAFD and other major depts. It’s always nice to know that your neighborhood watch has a leg up on others, and such is the case in Redhawk, etc. Not so in Wolf, the law local to the area, and outside of the area, are all smart enough to have not bought homes, and they do talk about it. Simply too close to the den of sin. Temecula’s finest are not only doing their jobs when nailing people coming in to Redhawk from Wolf area, they are protecting their own hood.
Redwood is a dev with some nice homes, but that’s it. I really liked that repo model, when I toured it I just remember thinking, no way to a resale at 700-800k looking at a casino hotel tower with purple lights from my balcony. A sense of community and your neighbors are just as important for a long term living situation as a home, and even with the foreclosures, and tough times ahead, one will find that in Redhawk/Morgan. And Redhawk more so in many ways. In Redhawk, many of your neighbors will be there to stay. In Morgan, not only are we gone, so are many of our original neighbors, and those still there want out.
Turnover in Wolf will be far worse than Redhawk/Morgan.
The same investors who bought high in Wolf, and more, will be coming in to dollar cost average, buying up repos and making them rentals in the next few years. The Pechanga/Pala/Harrah’s work force will only grow, why not take advantage of it, it’s a great locale for the work force. Transient neighborhoods are never a good spot for a family.
When Wolf collapses, we will be establishing our corner there as well. And they will be rental type units

There will always be the ongoing debate of the impact of casinos in neighborhoods. Forget for a minute any potential long term aspects of the argument, and let’s just look at the random risk aspect. Regardless of one’s position, and regardless of how many incidents happen outside a casino, why risk it?
The incident will happen. Someone with a disease loses it all, needs a quick fix, crime happens. The drunk driver kills the innocent, etc. So why risk it and be that close?
Sure, the random act can happen anywhere to anyone. But why increase that risk by being closer to somewhere that could be a catalyst to such an event?
At least in Redhawk, you are that much further away.
In the short 2-3 years that I had homes in the Redhawk/Morgan area, driving up Wolf Creek into Redhawk, I have driven by at least six drug busts at the divide between Redhawk and Wolf Creek. Major props to Temecula’s finest for keeping them out of my area. For anyone in the area regularly, they know that Temecula’s finest are frequently right there where Wolf Creek ends at Redhawk. Probably has to do something with the fact that quite a few of them live in Redhawk.
I always have a great time at Pechanga, it is a well run organization with a great security force. Does that mean drug deals, crimes, and prostitution do not exist there? It’s there baby.
And to live in Wolf Creek, do you really want to have to go home via Margarita/Redhawk/Wolf Creek instead of just using Pechanga Parkway on any weekend evening to avoid the traffic jam getting to the casino and not to mention the occasional sobriety checkpoint?
Wolf Creek still asks big dough, and they sold well before as there are all kinds of homes there owned by speculators who found the area on their frequent gambling trips. They still find the occasional casino sucker who wants a house to stay at near Pechanga on their gambling runs. This way, one can bring the whole family and not force them to stay in a hotel room while playing Texas Hold’em all day and night.
It may look like a family community now, and that’s all part of the facade. Wolf Creek in five years will be overrun with vacant/abandoned homes, and rentals.
And with the ensuing school budget cuts, that elementary school will not open. Probably become home to the high school continuation center or something wonderful like that.
And now for a free business tip to an aspiring entrepreneur…for sure success, at the empty corner of Wolf Creek at Pechanga, across from the casino, make that your corner. Build a strip mall and open a pawn shop, a liquor store, and rent the rest . Many of the residents are now older folk, who can sell at a steep discount and still make money based on their original buy price. Though one might argue that it’s far less than they could’ve got in 04-06, it’s still better to take something off the table than nothing.
We did have unpleasant experiences in the aforementioned emergency rooms of both hospitals, and there is no argument that those facilities are taxed to the max. That is one facet I do not miss about the area.
If and when the new hospital gets built, it will be managed by the same group.

ParticipantCashflow: I meant to lump Los Ranchitos into the Santiago Estates area. You will see big depreciation in the area, as it is a well established area that’s been there awhile.
