Participantflu, I take it you currently have a conforming loan? In light of your circumstances I think you are very wise to keep your 15-yr loan term and endeavor to pay it off in 10 yrs.
Is the new $2800+ mo amount PITI or just PI? I’m not too familiar with the rents up there but if your payment is just PI, I don’t see the viability of renting out without either a negative cash flow or the hassles of turnover with a rent set at above $3500 mo.
If you pay the extra every month like you are planning to for at least a couple of years, your new 15-year loan will begin to amortize very quickly at about 40-42 months in. This will give you and your family a lot of flexibility.

UCGal, I’m so old I used to do what you’re doing here from microfiche, blue cloth binders and a chained-down clipboard on my lunch hours (in 3 offices in 2 buildings). I got plenty of exercise and, of course, it was not near as quick as “electronic data diving,” lol.
It helped that I worked in the “system” and thus knew my way around π
One thing I did get from all that experience between 20 and 30 yrs ago is that I have a fundamental and interrelated understanding of how each piece of info relates to another piece of info.
Over the years, these “exercises” turned me into a self-taught chain-of-title expert. You may notice there are still a LOT of us around! Yes, this “talent” comes in VERY handy … when needed.
County and City Departments have come a LONG WAY since then!!
